House cost estimate: 144 sqm, turnkey

Hello everyone,

so, after a long back and forth and comparing, we now have a, in our eyes, serious offer from a developer. I would like to hear a few opinions on this. Too expensive / too cheap / where to be especially careful?

We are building a

single-family house with 144 sqm living space, gable roof, 38°, knee wall 1.50, without basement > with slab, without garages, air-water heat pump with automatic ventilation system, chimney, KfW 70, architect and all applications included (except development), turnkey, terrace made of concrete without floor is included, TÜV approval

for just under 270,000 euros. Kitchen and stove as well as disposal of earth excavation and of course the complete development will be added.

Can one, without posting the exact cost breakdown here, already say this is going in the right direction or rather too expensive? Price per sqm would be about 1,875 euros... although I don’t know if you can already include the fees for applications, architects etc., or whether you only divide material and labor by the 144 sqm.

Does anyone happen to also have a path of about 40m from the street to their single-family house and can tell me how much one should expect for development there? Both EnBW and Kabel BW are giving me too much back and forth. I can’t get a definitive answer.

That cannot be answered in general; for that I would need to know the entire contract documents of the provider. Have a look at the HFB here and read up a bit; then surely some questions from your list will already be answered.


That is quite an amount for BW as well; I arrive at 250,000 euros and that is already generously calculated, since I cannot know how big/small your terrace will be. Or is it the painter-ready price? That is, including painting and flooring? Then it would be okay again.


The price/sqm living space includes the complete house costs including the costs for architecture, structural engineering, and TÜV. What does not belong in it, for example, are the costs of the terrace – this is an item of the typical additional construction costs.

Thank you, construction expert, for your quick response. The price includes painting work and flooring (up to €26 per sqm tiles/laminate/parquet is included). The terrace is 25 sqm in size and will be cast from concrete at the same time. It costs, if I remember correctly from the top of my head, about €3,800.

The price also seemed high to us. That's why I wanted to ask here. We are now having a comparable offer made by another developer.

Regarding the development: So EnBW is naturally quite reserved, as I was explained earlier, because they have had some experiences. I was told now to do the water connection myself (i.e., dig the trench, lay fresh water pipes, shoot them through the sewer under the asphalt) and lay the electricity over that, which will cost about €5,000. Cable/Tel/WWW about €2,000. I can't say anything about water yet. Nor about sewage. Nor about infiltration basin. Easement at the notary also not. Right of way at the notary also not. Marking out and surveying plus soil report also not... phew. We continue to stay on it!

Oh yes, plus access road, about 45 m of gravel, so that the truck and cars can also get to the back. Although we want to do most of the development ourselves... let's hope so!

Then the offer price fits; I already wrote that.

CAUTION: don’t look only at the price at the bottom right. More important is the quality of the installed materials and certainly the contractual arrangement of the construction project!
