House Construction: Step-by-Step Guide

Hello everyone,

Following initial situation:
- The parents have a plot of land.
- We can gladly put a house on it.
- It is still garden land and needs to be converted into building land.

So we plan to build (otherwise I wouldn’t have ended up here). :)

We have already been to the bank and the first prefabricated house supplier (Hanse Haus)

There was almost too much information coming at us.

Now a call for help to you!

Where do you start? What must be considered and which applications are needed?

A step-by-step guide would be great. Someone (or an app) who could get us through the whole bureaucracy jungle. What there is to pay attention to.

The prefab house seller said first of all we should have a building ground survey done.

That’s something already.

First and foremost, your path should lead to the building authority - is there a development plan?

First of all, check whether you can even build on the property. So off to the building authority and/or have a look online for a development plan. Once you know whether you can build, the next question is what you are allowed to build. But the building authority can also tell you something about that. Then you come back to the forum ;-)

As long as that is not [Bauland] you are putting the cart before the horse. Your first step is to go to the municipality and clarify whether it can be rezoned to [Bauland], how long that will take (to the exact year), and what the cost of that will be....

Thanks already for your assessment. There is no development plan available if you want to request it. So it seems there are no regulations. There are old houses mixed with new houses, different types of houses in the area. All mixed up. Yes, then before the expert report, it is definitely necessary to find out whether it can be converted into building land. So the building authority. Many thanks for now ...

Gartenland does not exactly sound like non-building land?

First, take a look at the [Grundstück Plan] of the parents to see if the garden belongs to the parents' house plot.

If that is the case, it should be clarified with the building authority under what conditions you are allowed to build there and/or whether the plot may be divided.
