House construction - Massa Haus GmbH or alternative?

Hey, I hope I have come to the right area.

Since in my city condominiums only become interesting from 350-400k+ (average build year 1970 / 300-400€ monthly maintenance fee), I thought maybe it would be more sensible to build 15-20 km outside the city and live in the fresh air. I can provide about 200k liquid capital, the rest as a loan.

Now I unfortunately have no clue about house building and from what I have understood it is a jungle of offers and information. Every provider understands their own "turnkey" or "ready to move in" or the respective expansion stages with trades.

Now I have found a very interesting offer from Massa Haus (4 rooms, 140 sqm).
The following are included for 270k:

- Land costs
- Architect services (planning, construction management, building permit, surveying)

What is very interesting is that the land costs (so the land?) are included. For me, the question is whether building a house is even an option with my capital and income. What would such a house realistically cost approximately if you stick to the standard equipment without any frills? Except for wallpapering, painting, and floor laying work, everything should be done by craftsmen.

I also saw that there are alternatives like Town & Country turnkey for 217k. Is such an option also worth considering?

I permit myself to issue the following warning because the approach of house sellers during our own land search last year absolutely horrified me and seems almost like a fraudulent act to me:
Most of the time, these plots do not exist or are owned by a third party and can also be purchased independently without being tied to the house seller. Or the plots are so terrible that they are almost unsellable, and much more. The goal of these offers is that the house seller wants to extract a signature from you on some kind of contract. Then the house is bought, but you don’t have any land. The simplest procedure: Call the house seller and ask him for the address of the plot. If he has exclusive access to this land, he can tell you the address since you cannot buy it without his consent/house purchase from him. Often, house sellers also attach themselves to public tenders from municipalities, even though the land can be purchased directly from the municipality. You can also acquire a plot at foreclosure auctions without the house seller. And, what also happened to us: The plot we had already bought long ago was presented by a house seller, without the knowledge of the landowner, as his own plot with minor changes, which could be purchased together with a house. House sellers often copy land listings from other providers with small changes and then pretend that this plot belongs to their house or their company. But that is not the case. Or they list the same plots several times with slight variations.

In short, it can be said, mostly (there are exceptions) it is like professional matchmakers who advertise in the newspaper or the women/men offered to you in advertising through online agencies. They do not exist.

Can one therefore assume that such offers mostly concern inferior plots of land and are mostly just a marketing trick? Indeed, I must say that Massa Haus particularly appealed to me since there is already a plot included and the price seems relatively cheap.

That’s the off-topic part. What would a nearly turn-key house cost (without land, but including groundworks)?

2,000€ per sqm of living space. Plus additional costs + kitchen + garage + basement + pool, etc.
A standard single-family house without land will cost you at least 300k.

Edit: Your list is, sorry for the wording, rubbish. That the sellers are even allowed to do this...
The land is apparently somewhere in the deepest swamp where you even get money if you move to the place. No earthworks are listed, which, in the best case, cost a high four-figure amount. Normally, it easily reaches five figures.
The foundation of the slab can also quickly become thousands of € more expensive. Surely only the standard is meant here. If the building ground is bad and a basic foundation is not enough, you will also have to pay up.

Again: If you want to build, better read up on the subject.

Right, there are countless providers and it is certainly confusing. I think the idea itself is good, to go out and build a house. I had both but now I like the house idea better because you can largely do your own thing (but also have to). With 200k equity you are in a TOP position. First and foremost, I would calmly look for a nice plot of land, because in my opinion that is the most important thing. Direction, connection, size, slope location... you find out best by looking at a few plots first. On online real estate providers or ebay classifieds you regularly find new offers or directly at the municipalities. Once you have found a plot of land, you will certainly also find the suitable home builder, whether solid turn-key or prefabricated house. Don’t take just any plot that someone oddly puts in front of you, take your time. You can later add on/ remodel the house, the plot is unchangeably nice or terrible. Take your time, look at things, inform yourself calmly. For example, I wanted a prefabricated house, now I am doing it through a general contractor because he seems extremely competent and reliable.
