House construction is in planning, but how does one start?

Hello, I have been reading in this interesting forum for a while. Now it is time to ask my own questions.
A brief introduction: My wife and I live in Schweinfurt (Bavaria), we have a 1-year-old daughter and a 2.5-year-old son. At the moment we are still renting but plan to build this year.
Now the question arises for us, what do you do first when you want to build?
So far, we have registered for a plot of land with the city, as a new development area is currently in the development phase here. Unfortunately, we don’t yet know if we will get a plot (allocation is in March), although our chances look quite good — two small children, my wife and I are 32 years old, so actually the city’s target group (young families with children).
What can we already do to use the time until the allocation of the plots wisely?
Should we already talk to the bank? But as long as we don’t have a plot, I don’t know what it will cost us or what kind of house I am allowed to build on it (size?).
What should our next step be???
We would really be very happy if you could help us.

Initial discussions with the bank to establish a rough financing framework are certainly helpful. However, if it is clear that no capital is available for construction, anything further makes no sense. Then collecting ideas about which house, which type of house is favored, also does no harm.

Three years ago, there was also talk about creating a new development area here, but since a farmer objected.... well, another topic. It was never planned as building land, the idea was to channel the water running from the fields onto the street. DOESN'T MATTER. We then bought a plot of land that had been lying fallow for years, fully developed. Then we took a piece of paper and simply drew the plot, marked the building area, and thought about what we wanted. A single-family house with a granny flat. Then we painted and drew. Our advantage was that we had no children, no pressure, and we were young.... For you, I would do it like this: take both property plans and design a house that fits both plots. Once you have planned it, get offers from various developers (whether you build with them or not... doesn’t matter). Then you also have a rough price. With that, you go to your bank and negotiate the terms. And then it’s already March. Regards

First of all, before the daydreaming begins, establish the financial framework. Without knowing this, every further step is pointless. This includes your already accumulating monthly expenses, any loans, equity, etc.… Also keep in mind that a house generates more additional costs than a rental apartment. And enough reserves must be built up.

We also started with a cost plan. Monthly income and expenses on it. But ALL, from the "obvious" ones like phone and daycare to the annual car insurance+tax to GEZ and private liability insurance. Then I sifted through the bank statements of the last 9 months and determined the average supply costs (food, drinks, hygiene), gasoline, gifts, leisure, and other costs, and generously rounded them. Then add reserves on top and see what's left (rent is offset).

That is then the maximum monthly repayment possible to the bank.

Then it also tells you how much you can get max from it. Then you can already see if it can even work.

The most important thing is that you are honest with yourself. Otherwise, you can save yourself the time.

Thank you for your help, I have now created a cost plan for the monthly expenses and income, and will arrange an appointment with the bank to see if we are even creditworthy.
