House construction - hire a general contractor but provide the materials!

Hello everyone,
my wife and I are planning to build our single-family house in the near future.
Before I get to my dilemma, I need to tell you a little about myself.
I have been working for 6 years in a building materials wholesale company and mainly supply roofers and carpenters.
Over the years, this has given me some technical expertise – in theory.
In practice, of course, this is relatively limited.

Now, it is naturally the case that through my trade, which offers both below-ground and above-ground building materials, I get these materials much cheaper.
I do not trust myself to process them, and I am somewhat afraid of subcontracting to various craftsmen individually, since you read about many negative experiences online.
Whether it is delays caused by the preceding trade, construction defects afterwards that a layman simply finds hard to recognize, or just the demanding coordination between the trades.

In theory, I would very much like to hire a general contractor, but would a GC agree to me supplying most of the materials myself and only earning money from the labor??
I admit I have not yet approached a GC but plan to do so soon – but until then, I wanted to know your opinions on this and whether you perhaps have any ideas!

I would neither as a general contractor nor as a tradesman let my people work with unfamiliar material. Reasons: 1. less routine --> takes longer --> higher costs 2. less routine --> higher error susceptibility --> higher warranty risk 3. no profit on the building material --> less profit 4. lower purchase from the regular supplier --> risk of missing sales targets / purchase agreements / bonuses --> lost premium / discounts

In addition to the above reasons, you should know the answer as an employee in wholesale, right? The idea is understandable, but you are so close to the topic that I wonder why you are asking this question. The subs of the general contractor are basically no different from the trades in individual contracts regarding the actual work performance. They are just trades as well. Because both buy from you for reasons you know, and not from OBI or Hornbach!

What would be possible for us is
Go to the local draftsman (he makes the plan and supervises the construction, knows the companies in the area) with him you can approach and negotiate with your customers
1 and 2 are omitted, 4 if your client agrees

I go one step further. If a general contractor agrees to it, what about the warranty? That is bound to cause disputes. As a general contractor, I would always plead for material defects.

A buddy is doing exactly that right now. His girlfriend works in [Bauchfachhandel] and gets material significantly cheaper. They order everything themselves and the craftsmen process it.

My neighbor works in the same company and did the same.

Both have built or are currently building with regional companies in individual contracts.

So it definitely works, but probably only with individual contracts to regional companies.
