House construction costs starting from the poured floor slab - What can we expect?

Hello house-building forum users!

My wife and I have a plot of land totaling about 1900 m², of which nearly 1000 m² is building land.

We plan to build a bungalow with about 140 m² of living space, it should have 5 rooms, a small guest WC, and an attic prepared for expansion. We do not want a basement or garage.

Since our family has skills in almost every craft sector, we want to do the following work ourselves:
- Clearing and preparation of the plot
- Excavation of the foundation pit
- Pouring the foundation slab
- Masonry of walls ourselves and pouring window lintels
- Roofing (without roof construction)
- Interior finishing (walls, floors)
- Installation and connection of sanitary facilities
- Laying electrical systems
- Exterior facade


Now to my question for you:

What approximate costs should we expect (including technical packages, incidental costs, windows and doors, materials for the walls [Blähton] and for the interior finishing ), practically from the foundation slab onwards.

Sorry if the question is difficult to answer, but a rough estimate would be helpful!

Who is supposed to be able to answer that?

That sounds like only the material costs and labor for the roof frame would be incurred.

But whether that will work... I would be quite cautious. When do you want to move in? This whole thing can't be done in just a few weekends.

We will only cover the roof ourselves and install the gutters etc., the rest must be done by a company. I understand that this will not be completed in a few weeks. We will do everything up to the foundation slab while we are renting, the rest should then happen within 7-12 months.

Hello,

to be honest, I have no idea what this could cost or how much time it would take, but we are also planning to start building the house next year. So the question arose for us whether and what we can do ourselves in EL. Since our families and friends are not very skilled with crafts, we did not have many trades that we could have done in EL. Among these would have been "critical" or difficult trades such as heating and windows or the front door.

In the end, we decided against it because we cannot estimate the dependencies regarding warranty and in the end do not want to be left with a defect that may have been caused by the EL. Or a resulting legal dispute because the developer could refer to improperly executed EL.

You should also consider this. Especially when I, for example, read "we pour the foundation slab ourselves."

If you assume that "you" are employed and doing the work yourselves, so you can only tinker on weekends (whether without or with solid expertise), a site manager with constantly changing trades working on weekdays needs his 7 months, then please calculate at least 12-15 months. During this time you will also still be renting and paying double, namely possibly preparation interest and partial loan alongside rent. I would also question whether the "craftsmen doing the work themselves" will always have time whenever it suits you. With a small child everything becomes even less flexible...

p.s. Are window lintels still poured nowadays?

If the lintels above the windows do not have a standard size or special static requirements must be met, nothing else will remain but to cast them yourself. Possibly, flush ceiling beams could be used?
