Hello everyone!
I’m new here and have a few questions about building a house. I’d like to thank you in advance for your assessments.
I want to build a house in the next one to two years.
The plot was purchased several years ago. Good transport location near a small town, therefore very easy to reach and directly accessible by truck.
The approximate key data I have in mind would be as follows: About 200m² of basement, i.e. basemented, and about 400m² of living space. Of the 400m², I would use about 250m² as an office or for other business purposes. The style would be Mediterranean with balustrades and columns. So a lot with white concrete. With a shed roof and somewhat intricate construction, possibly with a small tower. Lots of glass and two-storeyed.
I have already renovated two apartments myself and therefore have some practical skills. Smaller masonry work, such as building a partition wall, I have already done. I would practically do everything myself except for the electrical work, roofing, and sanitary installations, since I have no knowledge in these areas, but I trust myself to do flooring, plastering, painting, tiling, installing windows, etc. In addition, I would have two to three close relatives who have already built houses themselves and would help me about 2–3 days a week. Also, a relative of mine has construction machinery, as well as trucks, concrete mixer trucks, tippers, etc. Since he works closely with the local concrete plants and so forth, I would also get discounts there. I am self-employed but would also have about 4–5 full days a week available to be on the construction site. It would be no problem for me if it takes two to three years until the house is completed, since I currently live rent-free in an apartment in my parents’ house. I have always enjoyed handiwork and would like to be on the construction site as much as possible.
However, I have relatively little idea about the costs of building a house, especially for such a large house.
So now to my questions:
Would you build a solid house with concrete and bricks or a prefabricated house under these conditions?
What do you estimate the construction time would be until the shell is completed and how long until the house is completely finished, i.e. turnkey?
How much do you estimate the complete shell would cost including roof and installed windows?
And how much the complete house including interior finishing, practically turnkey? The interior would be of normal standard, so no expensive frills.
I would be deeply grateful if you could help me, as I want to know approximate costs before I go to the architect.
