House construction company with land search in NRW?

Hello,

I am aware from Allkauf Haus and Massa Haus in NRW that these companies sell houses including suitable plots of land. Are there any other providers that offer a land service and can be recommended, for example Viebrockhaus?

1. Don’t believe every marketing lie you read. Real plots of land are very rare with all providers. Please forget about a successful approach right away. You can see in almost all ads that there is no real plot of land.
2. Is the "suitable" plot really suitable for you? Or is it more likely the leftovers that no one else wants?
3. As a complete package, please also pay land transfer tax on the plot + house. For example, for a €400,000 house in NRW, that’s an additional incidental cost of €26,000. Ambitious for a land conveyance combined with a house.

Take a look around the forum regarding "Grundstücksservice." The recommendations generally lean towards: stay away. The general advice is: don't sign any contract that obliges you to build with a manufacturer before you have a plot of land. The experience here is that most people fall flat with the construct "yes, just sign here that you'll build with us! We'll help you find a plot!" Either it only means that no good suggestions come up and you end up finding something yourself anyway, or it goes as far as penalties being imposed if you don't want to build with the manufacturer after all (maybe the plot no longer fits the intended house?) or simply haven't found a suitable plot within a certain timeframe. Maybe there are manufacturers that are better than others in this regard, but definitely be careful with such arrangements and read very very very carefully what you sign.

It's different if it's a proper developer construct. So not the house builder helping you search, but: he already has a plot. More often, the developer has bought a larger plot that is then divided and where he basically develops an entire area (it can also be just a small area) but sometimes also single plots? But as I said, a different arrangement where the plot is already 100 percent certain and it’s not about searching.

Almost all larger providers offer a land service (or similarly named). You have to be careful at this point, as some agents sell the house first and only want to look for the land afterward. Then you have a signed house contract and are obligated to build or pay damages. I would not sign anything without having the contract for a specific plot of land. Everything else is nonsense, as the development plan may not allow the desired house.

Just the fact that you mention Viebrockhaus in the same breath as Allkauf Haus and Massa Haus shows what an easy target you are for con artists.





Viebrockhaus would be comparable to Gussek Haus (different construction method, same clientele) and builds turnkey premium "solid" houses. Allkauf Haus and Massa Haus are expressly specialized providers of prefabricated timber frame "shell" houses. So you already took the most awkward possible comparison at first glance, because either you are privately insured / above both assessment limits / company car employee with salary conversion (each linked with AND), then Viebrockhaus, Gussek Haus, Weberhaus, Bien-Zenker and similar. Or your household budget only works if you put almost exclusively store brands in your shopping cart at the discounter (then Allkauf Haus, Massa Haus, or similar). But with shell house providers you have to be really skilled in DIY, otherwise you save nothing. Or as a builder you belong socially to the still 80% broad middle class, then there are other, more suitable building partners in large numbers for you.

In any case, you can get help here – the better we know the "building family Haus_Bauer," the more targeted the advice. By the way, you also find tips here on the keyword "11ant Barthel" for your own land search. NRW is large, narrow down the desired region more closely.

So in my experience, there can definitely be sales agents (these are the ones who sell the house construction contracts, but are usually self-employed and work on commission for a (prefabricated) house builder) who simultaneously work as real estate agents and thus get access to plots of land on an exclusive mandate. However, one must be aware that even if one signs a separate purchase contract for the plot of land, as soon as there is an obligation to build with a specific house builder, this is considered by the tax authorities as a single contractual arrangement, and therefore the real estate transfer tax also applies to the house. We recently had a case here where the tax office only came to the builder four (or two?) years later with the additional demand.
