In my opinion, the statement should generally be reason enough for a thorough examination of the company and the contract. It will never be correct. One has to ask why he says something like that.

The blank voucher for unexpected civil engineering costs would also be reason enough for me to doubt the reliability of the provider. Otherwise, I am always inclined to prefer regional, owner-operated construction businesses. Take a look around here in the moderated section "Experiences with Construction Company XYZ," where basically all federal states have been discussed, with all sorts of experiences.

What exactly is meant here by "1.5 stories"? Halfway two-story in an I-area, so the "Tuscany villa" solution? Or a two-story "main part" with a correspondingly enlarged ground floor?

Of course, a house with a Schrödinger upper floor: the upper floor basically exists - but collapses the moment you try to check whether it exists ;-)

Thank you all for your further suggestions! We will keep an eye on the point regarding the civil engineering costs. We have also already joined a homeowners' association and will have the contract reviewed as soon as we have it.

Yes, exactly, a 1.5-story house is a house with a gable roof.
