First of all, thank you in advance for the advice. We are looking for a house. I plan to live in Hofbieber because it is close to Fulda and closer to my workplace in Bad Salzungen. I have two offers. The first: a two-family house in Elters near Hofbieber with a living area of 136 m plus 40 m attic and office units on the ground floor, also usable as a residential unit, built in 1962 and completely renovated in 2012. In total, basement with 2 cellars etc. about 73 m. Ground floor (office) 78 m. Upper floor 78 m 3 rooms, kitchen, bathroom + balcony. Attic 58 m 2 rooms, kitchen, bathroom + attic 40 m room and WC + shower bath. This costs about 160,000. Completely rented for a total of 1340 € monthly. Disadvantage: no garden, small village with no shopping facilities. Difficult to find tenants. Hard to sell again. The second is a single-family house in Hofbieber with 8 rooms + 3 bathrooms. Year of construction about 1920. Half-timbered house, plot area about 250 m2, living area about 130 m2. NEEDS RENOVATION. For 70,000 €.

Your listed disadvantages of the 1st property kill it - your gut says NO. Then it should be that way. For the 2nd property, some information is missing: What should it look like when you want to live in it? Derived from that: What renovations are necessary and what do they cost? Without concrete quotes, this will be extremely difficult. Especially with old houses, more often comes to light than you can imagine. In this respect, the two previous posters are right: It is quite a strange comparison, which also cannot be made due to missing information.

There should be no skimping on the expert to avoid surprises. During renovation, the costs and time required are often severely overestimated.
