House building realistic? What can we afford?

Hello,
just briefly beforehand, don’t be surprised, I already asked this question 1 1/2 years ago but with significantly less equity and by now we also have a larger plot of land which is worth more. The previous one is now owned by my parents but that probably is not relevant right now.

So briefly about us (She 26/He 27).
Living in Lower Saxony near Hanover.
Both have permanent jobs.
She is a physiotherapist / He is a technician in the public service.
Income: She 1300 net / He 1600 net (salary increases through step ups) + 450 euros mini job
Together 3,350 euros net

Rental apartment: current warm rent of 615 euros for 2 persons at about 100 sqm.

Plot of land worth 70,000 euros available and paid.

Equity 45,000 euros in a savings account.
Building society savings contract for over 150,000 euros concluded and only matures when we pay the 45,000 euros from the savings account into the building society savings. I have roughly calculated the 45,000 euros for all possible incidental costs.

Outdoor facilities such as fences and paving will be done by my father (construction contractor/civil engineering) and will be given to us as a gift.

We save 1,500 euros monthly and add that to our savings account.

We do not have any child(ren) yet, but preferably this or next year.
The plan is that after a year of parental leave she will go back to work.

Again the important question as back then
What do you think, can we afford a house?

Depends a lot on the house ;)

Enjoy the essay with some skepticism:
You’re already saving quite a bit – but keep in mind: children cost money, time, nerves, and probably the mini-job – unless it’s a hobby.
€1500 currently buys you about €350K at 3% repayment and a 15-year term.
If you factor in the mini-job, additional incidental costs of €150 for the house, daycare and diapers, as well as parental allowance, my crystal ball says you should expect €600-700 less net per month.
A bit of security wouldn’t be bad either -> €300K house should work -> 150 sqm house is quite feasible :D

If you keep your "dream house" realistic, it should work out. With the parental allowance, it gets a bit tight, and if the mini job is lost as well... .

I dare to doubt that it makes sense to save into the [Bausparvertrag].

I am sure the question that now must be asked, the one I am also asking myself is: What does it mean to stay grounded? Because we are currently asking ourselves similar questions.

I had set myself a monthly installment target of 1000 euros, possibly with an extra repayment every year, with an interest period of 20 years. That should actually be doable.
After all, we are saving 1500 euros and still paying rent of 615 euros. Adding that together, it is 2125 euros.
Support also comes from family who are super flexible financially and time-wise in case of problems.

Hello, I think it doesn’t sound bad.

If you already have the plot of land, you can definitely get a nice house in our area for around 250,000 EUR. Ours cost 198,000 last year plus about 20,000 EUR for fence, garden, curtains, and so on.

I would do it. [ÖD] is always safe and pleases the banks ;)

I would also treat myself to a low fixed rate and then make extra repayments, better than having to always forgo them for 30 years.
