House and garage, carport placement on rear property

Hello, everyone starts here with their first post and today it is my turn. My partner and I are really struggling with the positioning of the future house and the garage/carport as well as the driveway. First of all, the basic data:

Size of the plot: 677m² Slope: no slope, flat plot Floor area ratio: 0.2 = 135.4m² + additional 30m² with special permit Building window, building line and boundary: Main building 3m distance from boundary, garage or carport: the outer walls built along the property boundaries must not exceed a total length of 15 m and a length of 9 m along one boundary Number of parking spaces: 2 Number of floors: I + attic Roof shape: gable, hip, or half-hip roof Style: city villa

As can be seen in the site plan and the pictures, it is a rear plot. The access is from the north. The view to the south is unfortunately obscured by very dense planting with about 20-25m tall spruces. We therefore tend to orient the garden towards the west / southwest because we expect a lot of shade from the south.

We would now place the house as far as possible along the northeastern property boundary (taking into account the boundary distance). We are unsure about the garage/carport. We actually like the idea from the two designs in the attachment to be able to enter our house on dry feet but are a bit unsure whether we really want to always drive the 25m driveway and the curve on our property backwards.

Relatives and acquaintances have also introduced the idea of placing the garage directly at the property entrance and leaving maximum space for one more vehicle in front. Of course, that would somewhat spoil our idea of a garden oriented to the west, but would save access path. Alternatively, the suggestion came up to extend the driveway across the entire property and place the garage in the southwest corner of the property.

I would appreciate opinions and ideas.

That will be the crux. I assume that with the special permit, exceeding the floor area ratio of 2 is then excluded?
If so, you basically only have the option to place the parking spaces as far forward as possible, since the terrace and possible garden sheds also have to be taken into account.

How do you want to realize a city villa with only one story?

You have some misconceptions.
First of all: it doesn’t rain all the time and constantly. You also get into the house dry if the garage has no connection to the house. At least most of the time, almost always. The walk from the carport to the front door lifts the spirits of most proud owners when they see their house and garden.
There are spruces in the south, but the sun is highest there. There are also not exactly low trees in the west. I also suggest considering that you should choose where the best view goes. In addition, you should compare the position of the sun in summer as well as in winter.

I say every time: it doesn’t matter for a garden whether it is 10 or 11 meters deep. But it makes a difference whether you provide 3 or 4 meters width for the car.
Therefore, I would not make the mistake of planning everything tight for the car. A garage or a carport is often easier to drive in if it is not stuck on a property boundary.
Carport on the southwest corner is pure nonsense.

I just remembered the problem with the postal wagon: is it allowed to use the access road?

How do you come to the conclusion that a carport in NW takes away your garden?

I suggest you print out your property, house, and carport, cut them out, and start moving the templates manually on the table and property and photograph every idea. That is more flexible and faster than a program where you need a few minutes to rearrange the house and therefore only two options that are almost identical in location are shown.
You will quickly come up with possible options yourself.
Ps I also wouldn’t necessarily see the house parallel to the property boundary (a triangle as an area is good for turning around ;) )

We also have a rear property. In principle, the arrangement is like yours. I wouldn't want to drive around the corner - especially not backwards. I think you'll just get annoyed with that. We also have the carport at the beginning of the property and some space in front of it, where, for example, visitors park. So we only have to back out straight, which is already annoying enough for inexperienced people, as you then have to go out onto the street.

What is the demolition building in the first picture - was it an outbuilding of the street property, or already a residence of your rear-lying predecessor?

I completely agree! It can be very tedious and constantly annoying to be cramped every time you drive in and out or not to be able to open the car doors on both sides when unloading. I’m also more in favor of giving the car or the driveway an extra meter.
