Home financing - How much house can / should I afford?

The problem is that I have always dreamed of a very large garden... But when I calculate, for example, 800x300, then add the real estate agent's commission on top, and then want to build a house on it... Then unfortunately it is too expensive

Then you are probably at about 1 million. Same with us.

Land approx. 1100 sqm x 270 EUR + approx. 500k EUR house (220 sqm, without basement) + 200k additional construction costs (including kitchen, air conditioning, KNX, exterior, garage, and so on and so forth)

We started with the sum at slightly more equity but otherwise similar conditions. Ultimately, due to the location and lack of available plots, we bought a used, well-renovated house for marginally more. For a new build, we would probably have ended up around 800k total two years ago. We could have managed that. Now it would be more like 1.1 million due to almost doubled price per square meter. That would make me worried and I would have to look elsewhere.

That's just fantastic... Here with us, on the open market, you’re looking at 800 to 1000 euros per sqm... Municipal plots under the local resident model settle around 350 to 380 euros.
