Help with floor plan/zoning plan

Hello!

I found a beautiful plot of land in Kiel. Now I have the problem that I don't know what I am allowed to build and what not, because as you can see in [Bild 6] the plot is very large, but the development plan 945 covers only about a quarter of the plot.

Where am I allowed to build on the plot?

I hope you can help me.

Hi,

so the presentation of the development plans is not very informative. No legend, no text, no building lines, etc.

Is there any other version of it?

Have you ever inquired at the building authority or the city? I really can't read much from the map either. In case of doubt, the professional has to step in.

What significance does the development plan have and what about plots or parts of plots that do not have one?

Yes, I will probably call the building authority in Kiel, does anyone know if the information costs anything?

Hello,



The development plan is a statute of the municipality (§30 Building Code). It regulates the permissibility of projects and contains regulations regarding the type and extent of structural use. In plain language: It states how and what may be built (e.g., roof pitch, residential or commercial use, number of floors, buildable area, etc.)

If a plot is not within a development plan, it does not mean that building is not allowed. If it is located in the inner area (§34 Building Code – connected developed parts of the town), fits into the immediate surroundings, and access is secured, then construction without a development plan is permissible. Of course, this requires consultation with the building authority.



Inquiries at the building authority are free.;) Actually, every building authority has consultation hours. The building regulation office in Kiel has, I believe, consultation hours on Tuesday and Thursday mornings.
