Hello,
That is a very good recommendation and it should actually be highlighted in screaming red! I don’t know how many times I have already written that it is extremely important to speak with the builders alone; usually the best time is on the construction site over the weekend. Then there are – and I don’t want to conceal this – still some among them who make no small amount of money with "sweet-talked" references. But in the sum of conversations you can very well distinguish what is reality and what is wishful thinking; also in comparison with the internet, because it is really good for that. You can tell good and reputable builders/general contractors/architects, etc. by how they have dealt with problems; a 100% smoothly running construction process does not exist!
The same applies to this topic as described in the first paragraph. Intermediaries/sellers also have to be able to show positive references – THEIR OWN references. Everything else is worthless!

I can only recommend that you look at reference projects, speak with the builders alone. Unfortunately, I neglected this and am now left alone with a shell in need of renovation... By now I could write a screenplay...

one more tip ... the executing construction company is one side... the other (and the one I hold responsible for all my problems) is the "contact company," which advises you, co-plans your project, is your contact person... oh no, suddenly they are only "intermediaries" and "independent sales agents" ... I would like to name the companies, but I don’t know if I am allowed to here...
