Hello,

That is a very good recommendation and it should actually be highlighted in screaming red! I don’t know how many times I have already written that it is extremely important to speak with the builders alone; usually the best time is on the construction site over the weekend. Then there are – and I don’t want to conceal this – still some among them who make no small amount of money with "sweet-talked" references. But in the sum of conversations you can very well distinguish what is reality and what is wishful thinking; also in comparison with the internet, because it is really good for that. You can tell good and reputable builders/general contractors/architects, etc. by how they have dealt with problems; a 100% smoothly running construction process does not exist!

The same applies to this topic as described in the first paragraph. Intermediaries/sellers also have to be able to show positive references – THEIR OWN references. Everything else is worthless!

Best regards from the Rhineland

Hello,
we have also gone through tons of catalogs and had some conversations with developers. I tell you, it’s no use. The best tips come from the homeowners. Go around and talk to some. If necessary, ring the doorbell at new builds. Ask around who is also building – at work, among friends, in the sports club, etc. Look at the construction sites, if possible. That’s the best way to find out who had a good experience. We saw 3 houses from the same developer with 3 satisfied homeowners – that’s when we were convinced.
