Have a prefabricated cellar made by another company?

How do the prefabricated/solid house manufacturers actually view it when the basement is constructed by another company (Glatthaar) or the like. Are there any problems?

Hello,

I can only report from our house manufacturer here.

With Weberhaus, it is absolutely no problem to have the cellar built elsewhere. However, if you are already considering a Glatthaar cellar, it makes little sense because the Weberit cellar also comes from Glatthaar.

In my opinion, it is also an important point whether, in the case of an error, you have only one or two contact persons who might possibly blame each other...

Basically, prefabricated house providers take a fairly relaxed view; their business is the ordinary prefabricated house. Only in recent years have some providers – officially: due to shorter communication paths – come up with the idea of cooperating with basement builders. Unofficially because in the past there were quite a few issues, resulting in incorrect measurements and the need for corrections on the basement. For solid house providers, it looks different from the outset. If their construction company does not build the basement on site, they usually work with waterproof concrete elements and pour them on site. This service is therefore part of the owed performance under the concluded contract. They are thus not amused if the basement is provided by the client and demand at least – if they agree to the deal at all – an expert inspection before they start their work. Thank you, but my problem is that with the possible solid house manufacturer the 12 x 10m WU (weiße Wanne) usable basement should cost 59,000 €. With the prefabricated basements, I think you come off somewhat cheaper.

The basement is then certainly already (partly) finished at that price (TEUR 59), right?

At least a staircase, electrical and sanitary installations, windows, etc...

Our insulated waterproof concrete basement approx. 9 x 11 m (including the aforementioned equipment details + underfloor heating on about 34 sqm + tiles & painting work in the hallway) was around TEUR 59

Square, practical, good or with many projections? I would estimate costs of €47,000 for a "normal" basement. Depending on the sealing required, another good €5,000 to €10,000 can be added. So the price mentioned is not completely out of the blue. Viewed in isolation, perhaps for the pure concrete basement. But a bit of earthworks must also be considered, and sealing according to DIN as well. Furthermore, the solid house builder will not easily build on a basement provided by the client. If at all, the basement must first be accepted so that in case of doubt warranty issues can be clarified. That costs money again. I could also imagine that the electrician of the preferred supplier would surely have a say ... Rhenish greetings
