Handover protocol house demolition - Who is experienced? Experiences?

Hello everyone,

we bought a house for demolition in June, which is supposed to be handed over to us in the course of November after the residents have moved out. I have a question regarding the handover protocol – as far as it is relevant at all for a demolition house.

Basically, besides the data about the property (address, parcel, etc.) and the people/witnesses present at the handover, I would mainly document the meter readings, possibly which documents were handed over, and whether the house was completely cleared out/emptied. I consider keys and defects not too relevant, since the house, as mentioned, will be demolished 2-3 weeks after handover and we are therefore not really interested in the building fabric.

Does anyone have experience and tips on what might still be relevant for the handover protocol or what one should pay attention to?

Nobody have a tip? Or is the protocol too much anyway? I think the meter readings should be documented at the time of handover. What documents you have received is certainly not wrong to keep a record of?

Well, the handover protocol is only there to record defects in order to possibly assert claims for damages later on. That is not the case here, is it?! Everything else was already recorded in the notary contract back in June. The meter readings can be done, but probably don't have to be, since it can be assumed that the owners of the house have long since canceled the utility contracts. I assume the house is no longer occupied?

Thank you for your answer. Actually, the house will be occupied until shortly before the handover – the handover will take place in the middle of the month. That’s why I’m focusing on the meter readings. I just want to avoid trouble or have a clear documentation of the readings at handover. Whether you need it then is, of course, another matter. But from your statement, I also conclude that this is probably one of the few things that might be worth documenting under certain circumstances?

Maybe it should also be documented that items not cleared out by the previous occupant and that you accept (the not clearing out) may then also be destroyed.

Thank you also for your reply, good point! According to the purchase contract, the house is to be cleared at handover. I would have documented a corresponding non-fulfillment of this condition in the protocol, possibly with a deadline or according to your clause that we may dispose of it ourselves (at their expense in case of larger quantities).
