how does it actually work? Do you have to get in touch with the bank for a loan after agreeing with the seller?
Didn't your seller explain anything to you about financing? Recommend a mortgage broker? Describe the usual procedure at all?

How long does it take approximately until you get the money?
As a rule, you get a financing confirmation, which your provider will also want; unless they insist on other forms of security. Then it depends crucially on the financing institution – one wants a condition report signed by the site manager, another is satisfied with the presented invoice for installment payment xyz.
Or is it transferred directly to the homeowner?
This is by far the worst possible solution, as that would effectively be an assignment.
