Good financing? Better components?

I happened to come across this forum and would like to pour out my heart to you right away!

My wife (25) and I (30) want to build a house. We are married and have one child. We decided on a KfW55 prefabricated house from Allkauf Haus. 160 m². We liked Allkauf Haus the best. Our financial situation for building the house will be as follows:

I am a civil servant, net including private health insurance: €2,420
She will receive parental allowance for 1 year: approx. €1,000, afterwards at least €400 (in my opinion, this should not be included)
Child benefit: €184
Equity: €33,000
The plot of land is already ours (value: €24,000). Very rural!
Financing requirement therefore €167,000. The following offer from our house bank:

With €65,000.00 - 0.50% - 1.00% - €81.25
Starter loan €12,000.00 - 0.50% - 5.00% - €55.00
Riester pre-loan - €40,000.00 - 3.60% - 0.00% - €120.00
Riester contract €163.00
KfW €50,000.00 - 3.35% - 2.04% - €213.35

Total monthly rate €632.60.

Pre-loan for Riester loan 10 years (€120.00), after 20 years Riester component completely repaid (€163.00).

2 questions:

1. Is this financing reasonable or not advisable considering our financial situation?
2. Is there possibly a better financing option for us? For example with KfW program 124 or something else? Is residential Riester advisable for us?

Wohnriester is, in my opinion, always sensible. But with the salary and the costs, building is absolutely no problem. Only öMit means nothing to me at all. What is that supposed to be?
