Gas pipeline under the property

Hello I found a plot of land that is "reduced" by €20/sqm because of a gas pipeline under the property. It is a bypass pipeline of E.ON. The disadvantage of the property is that its buildability is restricted; from the gas pipeline, which runs approximately along the boundary, a distance of 5 meters must be maintained as far as I know so far. Also, one apparently cannot have a concrete fence but only a hedge. And E.ON must have access to the pipeline at any time. Does anyone happen to have such a property and maybe know more disadvantages? I don’t want them digging up my garden twice a year... Thanks in advance

In case of doubt, they have to access the property as often as the circumstances may require; a corresponding clause can probably be found in the notarized contract.

Due to the building encumbrance, you are not entirely free to make 100% of your decisions – that is one side of the coin. You should also not overlook a possible resale. When it comes to "line installations" – whether gas or electricity – people are currently and probably will be even more sensitive in the future.
