Garage or hall for 5 cars - How do I approach this?

Hello House Building Community.

Although I live in a rented apartment, I am a big car fan and therefore have 2 small classic cars. I have no proper storage option for them, and soon there might even be a third one.

I have now decided to build or buy accommodation for my vehicles. It should be something of my own, so renting is not an option because I will probably keep the vehicles for many years, and buying will likely be cheaper for me in the long run. Ideally, the accommodation should fit 5 vehicles.

Now I hope you can give me a few good tips on how to proceed. Should I buy 5 individual garages, e.g. in a garage yard? I think it would be cheaper to buy a small hall. Electricity is generally not a must.

I can also imagine building something myself. Is there anything against buying a small cheap plot in a not-so-good location and then putting something on it? For example, used prefabricated garages can be bought relatively cheaply on Ebay Kleinanzeigen. If I want to put them on a plot, does it have to be declared as building land? Do I first have to have a foundation poured for this?

As you can tell, I have no idea. I am grateful for any kind of input!

Even better would be to present a concept to the city, collect money, let costs explode, pocket the money and run away.

What does your financial situation look like, do you have equity?

What do you want to spend?

I could imagine that due to the land prices, it becomes quite expensive in Dortmund itself.
In addition, such a hall first needs to be approved. It is quite possible that with the size of the hall, you might rather have to look towards commercial or mixed-use areas. Others might know better about that.

Maybe it’s worth thinking completely outside the box for you.
The company group I work for also includes a small company that deals with classic car trading and restoration. For this company, for example, a former supermarket was recently bought cheaply. The door was removed, and a roller shutter was installed instead. Maybe such a small existing commercial property would be something for you as well.

Yes, prefabricated garages usually stand on strip foundations. How far can the garage be from your apartment? Besides commercial halls, a barn could also be an option.

An existing small commercial building or an existing hall or barn would basically be great; it can also be a half-hour drive away. But when I look at ImmobilienScout, if up to 5 cars are supposed to fit, there isn’t much available under 25k, even if the building already looks somewhat dilapidated. Maybe I have the wrong expectations, but I’d find that quite a lot of money. I wouldn’t even need an electricity connection, but the roof shouldn’t collapse right over my cars.

What do you estimate it would cost if I had a street foundation poured on an area of, say, 50 m²? And would I then also have to be connected to a sewage system? Maybe I can acquire a small piece of building land in a bad location cheaply. Used prefabricated garages are actually quite inexpensive. Are these then "screwed" onto the foundation? Is it difficult to get a building permit for a small plot with 5 garages side by side? I really have little knowledge of the matter : D
