Funding proposal!?

we are currently also planning to purchase a plot of land and build a house.
The total financing requirement is about €226,000.00. I don’t want to reveal more for now.
We have already calculated an initial financing plan. In some other posts, I have seen that rough financing proposals have already been made without mentioning details.
Maybe you can also give an example for my financing.
It is important for us that the installment remains transparent for us, meaning we know approximately what amount we will be repaying in about 20 years.
Furthermore, there is a [Bausparvertrag] contract with Wüstenrot that will be allocated in 10 years. [Bausparvertrag Darlehensbetrag] = €100,000.00. This could then be included in the financing.

A bit more info would be quite useful, e.g. how high the available income is. But I would have concrete offers calculated from two or three banks, because only if you put all the data on the table can you really check.

The available income is €2,700.00 including [Kindergeld]. We have €40,000.00 equity which is already included in the €226,000.00. So the financing requirement is €226,000.00. Do you need any further information?

the financing for you could - assuming sufficient creditworthiness (number of children still unknown, installment loans present???) - look as follows:

151,000 EUR, 3.55% / 3.61% m, 10 yrs fixed, 100% disbursed, repayment 1% = 572.54 EUR monthly.

75,000 EUR KfW, 3.15% / 3.19%, 10 yrs fixed, 100% disbursed, repayment 1.65% = 300.00 EUR monthly.

40,000 EUR equity

= mixed condition: 3.47% effective; monthly total installment = 872.54 EUR
