Then that is a very good offer.

The loan-to-value ratio is quite high and the repayment can at best be described as normal. Therefore, it also makes sense to secure the interest rates here in the long term.

However, the KfW component will still have a significant remaining debt after 10 years.
Of course, interest accrues during the four years without repayments, which must be paid. Keep that in mind. (€62.50 p.m.)

So if this is really a serious offer that has a chance of being approved, I wouldn’t hesitate long - possibly whether the entire KFW part can be included in the main loan. This is a 100% (or > 100%) financing. According to Biallo, 30 years at 60% loan-to-value ratio is at 1.4% (whether you get that is another matter), the interest rate feels like it is in the range of 20 years with 80% loan-to-value ratio.

Does the offer come from an intermediary or directly from the bank?
