From when is a financing confirmation considered "certain"?

Good evening,

we have found a nice house that we can also finance. I received a letter from the local Sparkasse, which is even called "Finanzierungsbestätigung für Objekt XY." However, it states, "Gerne bestätigen wir, dass wir Sie bei Ihrer Baufinanzierung für das Objekt XY begleiten."

Now, this "begleiten" has been criticized by the sellers. The sellers would like to have 100% proof in advance that the Sparkasse will finance the purchase with us. Allegedly, the wording "begleiten" is not sufficient for this.
The Sparkasse, on the other hand, says that a 100% commitment is only given when the Sparkasse has also seen the purchase contract or the corresponding draft.

Now we have a small deadlock. Has anyone had experience with this?

100 % is only the loan agreement and it only exists if the draft purchase contract is available and has been reviewed. That's clearly stated by the bank.

HilfeHilfe is right. The sellers obviously don't know what they're talking about. Such a confirmation from the bank as you have is completely normal. There's nothing more beforehand.

Completely ridiculous. Especially since the only thing that should interest the seller is the signature at the notary.

Please ask your mortgage advisor to send the sellers an additional email confirming that your creditworthiness and the financing conditions for the property with you have been finalized and are ready for signature. In the same email, he can also request the submission of any potentially missing documents. There is nothing more that can be done at this stage. The sellers, conversely, would also not give a written guarantee that they will definitely sell to you, even if someone else offers 50,000 more afterwards...

Unfortunately, we only had the verbal assurance that the person who gets the house is the one who first has the financing confirmation. We submitted the above-mentioned confirmation, and the Sparkasse even spoke directly with the sellers afterwards. But now competitors have presented an "uneingeschränkte Finanzierungsbestätigung" and have been awarded the contract. I feel somewhat taken for a ride...
