Hello,
it will probably be a half cold start. At least based on my experience with auctions. I don't see more options for myself than simply setting a limit, factoring in a generous renovation buffer, and then accepting the result.
On that day, a few more properties will be auctioned at the same [AG] beforehand. I will definitely take a look at that.

The transfer will go out this week.

It is important that the house is not located in the Oker district, the soil there is contaminated. Otherwise, try to obtain a soil report. I know the reports where, for example, in Oker you are allowed to cultivate, but nothing that grew there should be eaten. Also, children sometimes should not play in the garden.

Oh dear, better go there much earlier. If you can't even sleep on it before it’s all on the line, that's bad. Then you better skip this item from the start or only make a bid close to the starting price, and prepare better for the next item.
