Mortgages only end up in the land register.



You can also do that with your current bank. You don't have to switch banks for that.

There are also banks that report mortgage loans to the Schufa. So it depends.

And whether you can still finance a house probably depends more on your debt service capacity than on the Schufa. There is no prohibition on multiple financings.

Deterioration of creditworthiness and the bank's fear that the loan will no longer be serviced in the future are termination reasons stated in 99% of the T&Cs of all banks. An unpaid phone bill will actually not be a reason – I did not claim that either!!!

In order not to extend a loan under the given circumstances, something more serious must have happened. It is certainly not just due to an unpaid mobile phone contract, etc... The bank, as long as everything is correct, has hardly any risk anymore. If the customer can no longer pay, the house must simply be sold. Something is being concealed here, which makes it difficult to help constructively. Basically, everyone is just guessing...
