Unfortunately not transferable to you, as we have a luxury situation.

In 2013, we signed a 15-year main loan and the 10-year Kfw 70.
However, since the main loan was only fully drawn in autumn 2014 after moving in, we could at the earliest refinance the main loan after 10 years plus 6 months, i.e. in spring 2025, or let it run until 2028.
That’s why I have long ago been considering what to do with the KFW loan in 2023 (primarily make special repayments/completely repay it during the low interest phase and take out a new loan/sign up for a building savings contract/extend in 2023, etc.).

I could have saved myself all those thoughts because we were able to make extremely large special repayments in 2020/2021.
With a special repayment of 12,000 €, the KFW loan was paid off by 2023, and not much is left of the main loan either, so if all goes well, we will get rid of it by 2025 too.

What other documents do you still need from KFW, you probably have repayment schedules? And in terms of amounts, there probably hasn't been any special repayment yet.
Can't you just get an offer for everything right away?

Super! I don't want to envy you, because our situation is not impossible either and rather the almost luxury situation, when you look at other financings here :)

They want a proper new construction financing application with payslips and 4 pages of property information including a site plan from the land registry office. But I have all of that here (the annoying thing is that we no longer have a file of our previous application – but it probably doesn’t matter whether we state 132 sqm or 135 sqm, we don’t actually know that precisely :P)

It should be well below 50% loan-to-value, so it probably doesn’t matter whether it’s 132 or 135 sqm. Depending on the method of calculation, different results come out anyway.
