@hello Musketeer, the interest rate in the old building savings contract would be 4.75%. In 2005 I closed with 3.78%, after the allocation it would then be exactly these 4.75%. Good idea with the calculation of the effective interest rate, I will do that. But when I compare my many offers, I come out better regarding the interest to be paid. Depending on the amount of the loan, refinancing can be sensible. However, for under 80-100K€, you should calculate precisely, because then the notary costs will eat up your interest savings again.
I find a 5000€ interest difference in favor of the building savings contract quite a lot, since the building savings contract tends to be rather more expensive. Especially with short terms. Are the remaining conditions identical? Term, installment, etc. Possibly also take another look at the conditions of the bank loans. Depending on the loan-to-value ratio, those are not great values either.
