Hello everyone,

I am new here and would like to start by presenting our plot of land and our own house design.
We have already had a few conversations with builders but have not yet received an offer or a design. That still needs a bit of time.

The difficulty I see with the plot is that the width of 22m is tight.
Two cars side by side --> 7m
House --> 11m
Setback from the boundary --> 3m
You quickly reach your maximum.
Of course, we also do not want the house to look too "tube-like". Therefore, we have thought of some projections and recesses that should loosen this up. It just has to stay within the budget.

All in all, we look forward to your comments and/or suggestions for improvement.

What do you particularly like? Why? First of all, everything is accommodated; projections and recesses of the facade give the house more depth effect
What do you not like? Why? Open for other views, maybe something can be done better.
Price estimate according to architect/planner: no offer received yet
Personal price limit for the house, incl. equipment: €550,000
Preferred heating technology: air-water heat pump

If you have to dispense with, which details/extensions
-can you dispense with: yes difficult. That would have to be assessed as a whole
-can you not dispense with: expansion option to a two-family house for children

Why did the design turn out the way it is now? e.g.
Because ultimately I cannot think of a better design that accommodates all rooms and still does not look too small.
What makes it particularly good or bad in your eyes? First of all, to have a basis for discussion

Oh yes, especially when reaching deeper into the wallet. Fears of boring building structures can also be addressed more cheaply.

A plot with a width of 22 is wider than average.

Where do you want to put them?
Overall, you have more room demand on the ground floor than on the upper floor. This results in a dressing room and bedroom downstairs, both of which are too small -> remove the dressing room. The children's rooms are proportionally too large.
Also, the bathroom will be too small after separating the levels.
Kitchen: where is the fridge etc.? Tall cabinets? Overall very convoluted, small windows… Loggia shades the dining area.
I think this draft should be put aside.

In the design, you have about 35 m² of circulation area despite the half-turned staircase, which, despite its size, is not suitable for a wardrobe, closet, or similar.

Hello everyone,

The garage should be a border building adjacent to the neighbor's existing garage.
I have roughly drawn it into the floor plan.

Alternatively, the main entrance can also be placed facing the street, so you wouldn’t have to go through the carport.

The dressing room downstairs could be tight, yes.
You can also drop it and just put a wardrobe there.

I think 17 sqm for the kids is pretty cool.
I myself had about 15 sqm back then and it shouldn’t have been less. That’s the thought behind it.

For the upstairs bathroom, you could still cut some space from the storage room to enlarge the bathroom.
What size did you have in mind for that, what would be proportional?

The kitchen upstairs would then be where the guest bed is upstairs. That’s why I inserted a 24 cm wall in the floor plan to illustrate it better.
