Floor plan, single-family house, 1.5 stories, solid house. Ideas and comments.

Hello!

I will soon become a builder myself and would like to present my design here for critique. First, a few details to better understand the whole thing:

- a somewhat unfavorable plot location or orientation "forces" me to add a loggia in addition to the terrace. see Lage Grundstück.jpg

- I am still not entirely happy with the room layout. Especially the staircase and the loggia extension are still causing headaches.

- the doors in the 3D images are not correct regarding their opening direction; better to only look at the floor plan...

I am very grateful for comments and further ideas

Hello.
The accesses under the stairs are nothing! Reposition the chimney and widen the passage to the living area next to the stairs. Possibly swap the WC and utility room and have the access in front of the stairs.
BUT without going into the floor plan itself in more detail:
What do you want to do on the loggia? Will anyone ever use it? Facing the street!
I would place the front door on the carport side and definitely capture the western sun in the living rooms. I would leave the orientation of the living rooms as it is.
You can also fence off the property from the street with a hedge or something similar. Either create a second terrace or a southeast terrace.

Wow! Super fast response!

Regarding the loggia: The street is a dead-end street. So hardly any traffic or noise. We recently visited a neighbor; around 5 p.m. Great sun - just not on the terrace :-/ Since we don't want to always be annoyed by lack of sun during the transitional period and didn't find a second terrace on ground level so great, the loggia came into play...

WC and utility room swap would be an idea - thanks for the tip. Moving the entrance... hmm, that has to sink in first...

Hello,

I find it somewhat difficult to make a statement about the upper floor since the 2m lines are not drawn.

In the 3D representation, it looks as if your knee wall is not excessively high, and in some corners, especially in the children's room near the bed, in the office at the desk, or also in the bathroom near the bathtub, one could easily bump their head.

I also find the loggia rather problematic, though less regarding usage and more because of issues with thermal insulation (probably not feasible without a step) and the tightness of the flat roof above the entrance area.

I would also consider having the counter between the kitchen and living/dining area positioned against the outer wall – as it is currently planned, the path to the kitchen (especially when carrying heavy groceries) is quite long.

If the counter is placed as I suggest, I would swap the WC and the utility room, extend the wall along the stairs up to the kitchen wall (thus eliminating the "entrance square" in the hallway), and place the door to the utility room at the kitchen entrance as well.

The entire floor plan fails because of the staircase. It is not even 300 cm long and will hardly be possible to pass under towards the living room etc. without banging your head.

Once again, my staircase example:



That means you should plan at least 350 cm in length for the staircase. Then the tread is not particularly deep, but it should work.

The staircase is definitely a problem, yes... With its current 3m length, it's actually too short to comfortably go upstairs, yet at the same time it is in the way at head height downstairs between the kitchen, hallway, and utility room :-/

An alternative without a loggia would ease things a lot. I've attached this floor plan here. You could even add a cross roof - but unfortunately no more loggia :-(

I have added the 2m line in this new alternative. I tried to implement your ideas (see attachment). The swap of utility room <-> WC and the kitchen redesign would probably work; however, a window at the bottom left has to give way. And the actual problem with the staircase remains - at least on the upper floor...

I will keep experimenting and post one or two more ideas. Thanks so far!!
