Floor plan, please provide tips and suggestions, single-family house 160m²

Hello dear home builders

We are about to realize our dream of building a house! After comparing many floor plans from prefabricated house providers, including some from this forum, we presented our desired floor plan to our builder. It will be a prefabricated house with a timber frame construction.

He adopted it exactly as is and has since adapted it with us to our needs. These are: 1 office on the ground floor, a walk-in closet, a fireplace in the living/dining room, and preferably kitchen and living/dining area in one long room. South is at the top of the floor plan! The middle door in the dining room is the terrace door, and there is another terrace door in the west in the living room. The knee wall height is 160cm. In front of the stairs, a long window should be installed in the north wall, which supplies the hallway and the upper floor with light. What still concerns us now is the question whether we have overlooked anything or could do something better. Once it is built, nothing can be changed. A big question is still whether it would be more sensible to attach the garage to the house and then make a separate entrance through the utility room... The window could remain in that room. Do you think the kitchen is too big or sticks too far into the room?

Since it is easy to get confused and not see the wood for the trees, we wanted to introduce the floor plan to you! We have read a lot in the forum and you have already given so many useful tips or discovered real planning mistakes.

So here is our floor plan:

P.S.: The dining table seems to have shifted a bit with our planner! It obviously belongs further east.

Additional info: We have no basement, but a large attic and an additional room in the garage.

I don't find the floor plan particularly creative, but apart from the staircase next to the front door, it's not that bad either. If someone likes it, I think they can just build it that way.

I also can't quite understand why so much emphasis is always placed on fully utilizing every square decimeter of living space at any cost. We deliberately chose wide hallways and a wide staircase (so a lot of traffic area) because we like it that way. Additionally, a gallery, the space could have been used "better" too. But what use is a super functional and maximally utilized house down to the last corner if I don't really feel comfortable in it?

: So we already knew about the staircase issue. Yes, it is in the dirty area, but for us it's not feasible any other way. However, we don't have too big a problem with that point either. I don't understand the thing about the dressing room! Who else would want to go in there except my wife ;P A do-it-yourself plan this is not, but one from Hanse Haus. What do you mean by "introverted living room without indoor-outdoor connection"? I've read that often, but never understood :/ Why shouldn't the doors be in the corners of the rooms? Apart from that, in our office and the northern children's room, it can't be done otherwise because of the stairs. And we would like to keep the quarter-turn staircase How would you do the same room program with 15m² less? : What I uploaded is the plan from the builder. Our plan (so unedited) is this one: [see attachment] But door swings and exact door positions are not fixed yet! : Thanks for the praise of our uncreativity Just kidding, we see it the same way you do! There has to be some "sense of space" after all Only nonsense or real errors need to be eliminated...

Overall, a simple floor plan.
The utility room is too small for a house without a basement (I assume it is a house without a basement) and this is the only storage option.
The space under the stairs is not really usable and mostly becomes a dust corner. In houses without basements, it is always advisable to have another storage room here. However, with this floor plan it will be difficult since the access to the study is under the stairs.
Stairs - Child1 = there could be a hazard here. If a child, sleepy at night, wants to go to mom and dad, the stair descent here is very dangerous.
Access to the terrace. I assume that your dining table usually stands there, meaning it is always inconvenient when you want to go to the terrace and always have to walk around it.
Front door swings the wrong way. Although the large hallway is spacious, it could be reduced a bit (in favor of the utility room) without really losing space for the wardrobe.

Possibly it would be an alternative to swap the utility room, WC, and the study. So the WC would be connected to the living room, the utility room to the right of the stairs, and the study where the utility room is now. This would also give you the possibility to create a storage room under the stairs. And upstairs, swap Child 1 and the bathroom (possibly also the parents, so both children would be on one side).

Ok, I know the house. We also had it offered to us, only with an additional third gable. However, I found the living room quite impractical, and that was one of the reasons why we moved away from that floor plan. What I did find very nice, however, is the staircase with the storage room underneath. And to be honest, I can't understand why you are choosing a quarter-turn staircase instead.

Why do you find the living room impractical? We will not have a door behind the sofa (south). Only to the west.
So, under the stairs we planned to put a hanging coat rack.
I have to agree with you about the child... we hadn't thought of that yet... We urgently need to take another look over there!
The utility room will be enough for us, since we don't have a basement (correctly guessed ), but a large attic and an extra room in the garage.
I added that in the initial post!
