Hello everyone,

we are currently in the new building planning phase and currently favor the following floor plan:
We purchased a prefabricated house with a solid basement. The prefabricated house will be demolished and the ground floor and upper floor will be rebuilt with masonry. In the process,
the garage will be extended a few meters to enlarge the footprint.

Space requirements on ground floor, upper floor - All rooms for the parents should be on the ground floor.
Office: family use or home office? Home office

Who designed the plan:
-Architect based on our do-it-yourself floor plan
What do you particularly like? Why? Family-oriented, practical for everyday life
What don’t you like? Why? We are still considering creating a niche for a side-by-side refrigerator in the office so that it can be flush with the wall. Possibly the same for the cabinets in the bathroom, as the bedroom is very large.

Preferred heating technology: That’s a good question; additionally, whether to include the basement in the thermal envelope.

If you had to do without, which details/extensions
-can you do without: Possibly I could also move the office to the basement. My wife gave up her walk-in closet for the office (if that’s not love )

What is the most important/basic question about the floor plan summarized in 130 characters?

I like it very much at first glance. Only the kitchen seems to me to have too little workspace and storage space.

The office on the ground floor causes a lot of damage. As a result, the parents' bathroom is rather meager and the kitchen is so narrow. You have daylight in the basement. If that is dry as well, I wouldn’t hesitate. Love aside – maybe the wife also wants to swim a bit in the bathtub, and the kitchen could definitely use more depth for the feel-good factor.

To quickly use the laptop, you can also set up a small table in the bedroom. Even the nightstand would be enough for that.

The gallery on the upper floor is not really my thing. From my experience, such a corner just becomes a better dust collector and no one uses the space. I would put the bathroom there and radically enlarge the children's rooms.

Is the width at the dining table enough for you? For occupied chairs, you calculate at least 80cm from the table edge to the wall. And only one person can squeeze past there. Otherwise, I can only agree with Kaho.

Somehow the views don't seem to match, do they? At any rate, I can't make heads or tails of the west side, and I don't see the chimney anywhere except in the basement and on the roof. I hate incomplete plans from professionals.
