Floor plan offer from the architect - your opinion

Hello everyone,

At the moment we are looking for an architect who can support us with our planning.

Our project: Mid-terrace house 6mx12.5m, development plan, new development area in Hessen near Frankfurt.

We would like to pre-plan everything with all that belongs to it for a building application and be ready as soon as our area is developed and we can submit the building application.

We have received price offers ranging between 6k€ - 14k€.

Here is an offer on which we would like to hear your opinion:

- Design planning in 3D
- Approval planning, building application and building description form, building statistics form
- Calculations of enclosed volume, living and usable areas, site coverage ratio and floor space ratio, construction costs according to DIN
- Site plan M1:1000 with building component entry
- Submission planning M=1/100 floor plans, elevations and sections
- Green area scheme, outdoor facilities scheme M1/200 or M1/500
- Drainage scheme M1/200 or M1/500
All documents will be handed over in paper form according to the standard as well as in PDF format

Price: €2,800 net

Note: No further technical evidence for sound, noise and fire protection are included in the price, these will be charged separately.

So, the price sounds very good.
Should we pay attention to anything specific that might be missing?

Seems to me to be somewhat too little for the HOAI service phases 1-4.

6,000 EUR corresponds to the costs of a construction project of around 250,000 EUR.

That is very, very cheap, I even suspect it is cheap...
Just the requirements gathering for our planned renovation took 3 * 2 hours + travel time. Preparation and follow-up not included.
I would think about why this architect offers it at that price (has to offer it?).

Otherwise: I recommend commissioning all service phases for a new building (staggered). In tenders and construction supervision, Mr. Architect also plays to his strengths.

Who is making the execution plans? You will commission all other services later (tendering, construction management, etc.) Price-wise very good.

We would like to have everything, including the building application, done by the architect and then build with a construction company. However, we are not sure if something specific is missing in the offer or needs to be considered.
