Hello everyone,

we are currently in the clarification phase whether we should tackle the house construction project next year.

We have received a floor plan for a single-family house with 127 sqm along with a very attractive price offer. It is a prefabricated house that cannot be changed anymore. Hence the low price.

What do you think about it? I don't particularly like the path to the kitchen. Very long and not optimal through the living room. However, I might swallow that bitter pill.

At the same time, we are in talks with a local carpentry company. We are supposed to receive an offer and floor plan with our specifications soon.

Well, so-so.
Why do you like the [OG] specifically? I think it’s completely ruined by the straight staircase.
If I had to choose, it wouldn’t be an option because Child 1 has a terribly ugly room, the dressing room hardly has space for tall cabinets, and the bathroom is a maze. On the [EG], I would definitely swap the kitchen and lounge room. Additionally, I would combine the space under the stairs with the pantry and move the door to the left side of the plan. But you’re not allowed to change anything...

I couldn't have said it better. Some clearance sale price tags have a very simple reason, as harsh as it sounds. Otherwise, you wouldn't be able to sell it like that.

So what now? Do you own the plot of land, yes or no? Are you dependent on the offer, yes or no? On which plot is the carpentry planning their design? I swallow the bitter pill of the impossible design if it’s just the two of us. As a family, I find it impossible. The upper floor is the most impossible!!! Tip: with 127sqm, do without a straight staircase!

Actually a pretty nice design. What I noticed: The passage in the living room between the couch and dining table or dining table and counter could be a bit tight. I would say overall it is 5m from wall to counter, with a 2m couch and 2m dining table there is then 50 cm passage width each, that can feel a bit cramped and comfortable seating at the counter is then also no longer possible. I don’t think the upper floor is bad at all, for child 1 you could place cabinets under the sloping roof and then a desk in the higher area etc. I also think that with this floor plan the straight staircase fits very well.
