Hello everyone,

we recently decided at very short notice to build a single-family house when we unexpectedly came across a plot of land. Meanwhile, the price negotiations with several construction companies (turnkey) are completed and the contracts signed.

I would be happy if some experienced builders could take a look at our floor plan. We can still make minor changes now. Special attention is on the roof windows. Are they too big, too small? Could the double casement window (should also be 94/140cm) in the bathroom or bedroom be omitted? Is there a rule of thumb for the window area? What is the advantage of pivot and tilt-and-turn windows?

Furthermore, we need to think about the placement of built-in spots in the ground floor ceiling soon. Is there a good planning aid on the internet for this, perhaps with information about the required power or lumen number per square meter? For example, the office is roughly 4x4 meters in size. If I arrange ceiling spots almost in a square there, it will be either 9 or 16 pieces – how do I approach the decision?

Note: There are still minor errors in the floor plan, the terrace is drawn incorrectly and the sink in the kitchen will not be a corner sink.

There are still quite a few pieces of information missing that could clarify the puzzles regarding space availability, size, shape, and requirements. Therefore, please read the post I pinned above in this forum section for brainstorming, provide the relevant information, and also the site plan with the orientation of the house (important for the window question). Thank you :)

And: how high are the parapets on the upper floor?

Edit: I have already compared it: 1.05 is supposed to be the measurement for the parapet.
But that also means: tiny windows for large rooms! :(

the parapets are 90 cm high at the top and 87 cm high at the bottom, above finished floor level or whatever it's called ;)

How come it is now over 180 sqm?

Is the furnishing in the living area planned like this? It is somehow a large room, but it looks too neatly separated to me. What room height (finished height) is intended?

The upper floor hallway will be dark.

How is the house positioned on the plot? How is the slope taken into account? What does east-west mean? That in the plans north is at the bottom and south at the top? Why are the children's rooms then facing north?

Hello.

There should now be 184 according to the Wohnflächenverordnung. Children's rooms and bedrooms could have been smaller. But bigger is better.

In the plans, north is at the top. The garage is exactly on the two boundaries. To the south, there is 3.5m of space up to a private cul-de-sac. To the west, it is 6m to the street. So the garden is hardly present.

The ceiling height will be 2.55m downstairs and 2.45m upstairs. The furniture was put in by the draftsman. It will look something like that. However, we are more likely to accommodate a piano instead of a television. In the living-cooking-dining area, I am also wondering where I should realize dividing lines between different floor coverings.

Isn't the double casement window suitable to brighten the hallway upstairs?
