Floor plan layout for a semi-detached house (150 sqm): Your opinion?

Hello everyone,

we are one step further in the planning of our semi-detached house and have received a draft from the builder’s architect, which we discussed together.

What do you think? Do you notice anything else – feel free to comment.

Size
The plot is 465 sqm (plot ratio & floor space index are 0.3) and the house is supposed to have 154.31 sqm (DIN). Knee wall / parapet height is specified outside at 50 cm, raised to 80 cm inside. The terrace faces east.

What was important to us:

    [*]large living & dining area
    [*]side-by-side refrigerator & tall cabinets integrated into walls
    [*]dryer & washing machine in the utility room
    [*]small hallways
    [*]on the upper floor
    [*]large children’s room with bed niche
    [*]small bedroom
    [*]office
    [*]enclosed shower niche

Kitchen and office: You enter through the door and initially stand in front of a wall, which I find rather inconvenient. The kitchen is very large and will therefore also be quite expensive, have you already taken that into account?

65cm to the dressing room is very little, as is 74cm to the shower. I would orient myself to a normal door, so about 90cm passage each.

Of course, the floor plan is not 100% optimal, but not bad at all. Design options are limited due to space constraints and the fact that it is a semi-detached house. I don't find the kitchen big, but normal and good.

You have to like a couch standing in the room like that.

Only a maximum of 1 child planned, right?

Dressing room a bit tight, but that still doesn't mean there should be a niche passage there.

Wardrobe a bit far from the entrance.

Utility room good and large.

Bedroom: bed is under the window??

You have surely thought through the arrangement of the rooms carefully. However, I would relocate the access to the WC to the other wall; after all, you have to take off your street shoes somewhere. You always walk through there to go to the WC. I also find the access to the kitchen and office unfortunate; it might be better to place a wall at a 45° angle for the door.
