So I will try to address the individual points.
1. The utility room on the ground floor is supposed to serve as a laundry room, so to speak. It is not planned for building services. It is on the ground floor so that there is direct access outside to hang the laundry there. The space being too narrow is, of course, correct, but we have not yet found another solution.
2. The topic of the bedroom. Correct, I have not yet considered that there are openings everywhere here, and the issue with the dressing room is also true.
3. Two bathrooms (I do not count a guest toilet as a bathroom). We are planning with two bathrooms because we see with acquaintances how practical it is, especially when everyone more or less has to leave the house at the same time. I understand that this is called a luxury. :-)
4. The north arrow was not on there because it was directly next to the manufacturer’s logo. For orientation, I therefore wrote the alignment of the dining room.
Regarding the tightness, I agree with you. We oriented ourselves here on our current apartment, where everything seems "relatively large" to us. But we will think it over again whether we want the rooms to be larger after all.
Maybe we will also try other external dimensions or another type of staircase to optimize the layout.
