Hello everyone,

after a long back and forth, we have found a floor plan that we like.
I left out the basement in the attachment, as it only has the necessary walls.

We would appreciate your opinions.

Development plan/restrictions
Plot size: 500 sqm
Slope: no
Floor area ratio: 0.4
Floor space index: 0.8
Building window, building line and boundary: Only requirement is to keep a 2 meter distance from the street
Edge development: yes
Number of parking spaces: 2
Number of floors: max 3 full floors
Roof shape: gable roof (28°-45°) or shed roof
Style: single-family house/semi-detached house
Orientation: based on existing buildings
Maximum heights/limits: 7.5 meters total height
Further requirements: base height at least 0.5 cm

Clients’ requirements
Style, roof shape, building type: classic, gable roof, single-family house
Basement, floors: yes, 2 full floors or knee wall higher than 2.2 meters
Number of persons, age: 2 (28 and 31), later two children planned
Space requirements on ground floor and upper floor: as pictured :)
Office: family use (planned in the basement)
Sleep guests per year: approx. 10
Open or closed architecture: closed
Conservative or modern construction: conservative
Open kitchen, kitchen island
Number of dining seats: 5
Fireplace: yes

Who planned it:
initially by us but refined by a FH company
What do we particularly like?
Possibility to separate living room from dining room
What do we not like?
Utility room a bit narrow
Price estimate according to architect/planner:
€320,000 including floor etc. and special wishes
Personal price limit for house, incl. equipment:
€330,000 (without basement)
Preferred heating technology:
air heat pump

If you had to give up something, which details/extensions?
The only thing that comes to mind spontaneously is the walkable attic. :)

We do not want to do without the half-landing staircase.
But we are open to suggestions for now.

The house is currently planned so that the dining room is in the southwest corner.

Then I hope I forgot nothing

Sometimes very cramped... Dining room narrow, living room narrow, utility room far too narrow...

The site plan is missing. The north arrow is missing. Where is the terrace, etc.?

Master bedroom .. why a dressing room and separate bathroom but with the bedroom as the central hub?

What is supposed to go into the utility room on the ground floor? You have a basement, right? And what is supposed to go into the basement?

I don't find the living room too narrow, but I am still unclear about the location, etc.

This pantry corner in the kitchen .. what's the point of that? You have a basement.

I can hardly imagine the exterior views and also see no intention in the window positions. What do the views with the windows look like? Architects would criticize the sewage outlet running through the living room.

Personally, I find a lack of spaciousness – too many walls that restrict the view. But everyone has their own preferences.

The basement is forgotten in this design, the idea of the bedroom as a traffic area is not well thought out, you could do without a dressing room. However, this could be compensated by swapping the two rooms.

So, a few basic things are going wrong here, partly already mentioned. The upper floor (parent area) should be reconsidered. The bedroom as a pivot point is counterproductive. BTW, I would never want to sleep under the window. The door opposite later blocks the option to hang a TV.

I’m only seeing this now: energetically, the bed position is a disaster. Window at the head, wall openings on every wall, you won’t be able to rest at all if you’re even slightly sensitive.
