I rolled rooms again... unfortunately with a pen... and without knowledge of the building envelope and budget limit... of course subject to revision, but still maybe a food for thought?
Size can certainly be adjusted somewhat...

Hello ypg, thank you very much for your active effort! These sketches, even though they are only hand-sketched, are very helpful to come up with other ideas! And even if it should not work, you know that you have tried all variations and in the end, you still have the best one. I will try around again as soon as I have a little time.
