Hello everyone,

we have received the first draft from our planner and are actually very satisfied.

Nevertheless, we are happy about any tips and/or feedback – after all, you are the professionals. ;-)

Slope: slight south-facing slope
Floor area ratio: 0.3
Plot ratio: 0.6

Maximum heights/limits: eaves height 6.5m; ridge height 9m

House Design
Who created the design:

What do you particularly like? Why?
Our wish was a straight staircase; the design covers the required room program; children have their own domain including children's bathroom
What do you not like? Why?
Overall satisfied except perhaps the somewhat small master bathroom. We would be very grateful for your feedback here. Is it possible to implement the T-shape with just under 11 sqm?
Price estimate according to architect/planner: 430,000 (cost group 300 + 400)
Personal price limit for the house, including equipment: 500,000
Preferred heating technology: air-to-water heat pump

If you had to give up, on which details/extensions
- can you do without: ???
- can’t you do without: straight staircase, basement, children's bathroom, T-shape in the master bathroom

What is the most important/basic question about the floor plan summarized in 130 characters?
Notice any major mistakes? Is the master bathroom big enough?

Site plan or north arrow missing.

I find the windbreak on the ground floor unfortunate. Long dark, cold entrance area. Our friends still have this in their rented property. It feels like a basement. It is definitely the opposite of bright, friendly, and spacious.
Your staircase will also be dark.

What is a shower on the ground floor for? You have 3 showers.
Please set up the office.
How should the windows in the living room be?
Where will the terrace be?

Upper floor.
I think if you have a children's bathroom and a parents' bathroom, there should be a parents' area and a children's area.
You have planned your parents' bathroom as far away as possible from the bedroom.
The dressing room is a long large corridor.

In my opinion, another staircase design would be better for the external dimensions.

Thanks for the hint. We will reconsider this... It could really become a bit dark and gloomy.


We are aware of the 3 showers. There are discussions that you simply lose as a husband. ;-) The windows will be added in the next draft.


We are aware of that. We actually like it quite a bit that way.


We are currently discussing the staircase issue intensively. But we keep coming to the point that we simply don't like a half-turn or a quarter-landing staircase.

Then you probably don't have the right arguments.

Do you really like it? Your dressing room is a narrow corridor and your bathroom is as far away as possible. One day you'll have teenagers who bring visitors at night and you'll have to cross the hallway. With two bathrooms, you can nicely plan the master bathroom as an ensuite.

I understand the staircase issue, we planned for a straight staircase. Dream staircase and poorly laid out rooms or well laid out rooms and a different staircase shape—I prefer the second option. Your floor plan reminds me of the floor plan that a planner from a prefab house company showed us. With the same flaws.

Dressing room too narrow/tubular, no one needs a windbreak anymore today - wasted space, furnish the downstairs office sometime to see if it even works, kids' bathroom with two doors will be funny with teenagers. I find the living room a bit unfortunate if the furnishing is supposed to be like that. The room is not exactly predestined for an L-sofa, I would place a long one at the bottom of the plan and one against the wall on the right side of the plan. Then you have the sun in your neck, but it probably can't be helped. The staircase is difficult with only 9m depth. It would either have to be on the outside wall or more central so that rooms can still fit around it sensibly.
