Hello,

we would like to build our house. The plot is already available. We also have fairly precise ideas about what we want to build, but we can’t fit all the requirements into one floor plan. Or rather, if we do, the house is almost as long as our plot and then we would be sitting on the terrace right in front of the fence...

Do you think you can help us with that? Maybe someone of you already has a similar house and could give us tips or even provide a floor plan?

Originally, we wanted to build so that we could make two apartments out of the house, should we have to move due to work in the future. Two apartments would probably rent better than a house. However, this is not a must because it probably restricts the options too much.

Here are the data for an initial overview:

Development plan/restrictions

Plot size: 548 sqm, building window 23.5m x 11m
Slope: yes, slight northeast slope
Floor area ratio: 0.35
Gross floor area ratio: 0.7
Building window, building line and border: see development plan
Edge development: new development area (no house built yet), southeast there is a 160 sqm community green area
Number of parking spaces: garage for 2 vehicles
Number of floors: 2 full floors plus basement
Roof shape: hip roof
Style: town villa
Maximum heights/limits: max wall height 7.5m / max ridge height 9.5m valley side from existing ground level
Requirements of the builders
Style, roof shape, building type: town villa, white/anthracite, no "slot windows"
Basement, floors: basement/ground floor/upper floor as full floors, no finished attic necessary
Number of people, age: 2 people (33/33) plus in future 2 children
Room requirements on ground floor, upper floor: total approx. 170-180 sqm living space
Ground floor: entrance, kitchen, living/dining room, guest WC, storage room, entrance area
Upper floor: large bathroom, two children’s rooms, bedroom with separate dressing room

Office: family use or home office?: small office in the basement for private purposes
Guests per year: several (guest room necessary)
Open or closed architecture: staircase closed, kitchen open but separable (sliding wall?)
Conservative or modern construction: conservative
Open kitchen, kitchen island: possible, but kitchen must be separable
Number of dining seats: at least 8 (combined living/dining room approx. 45-50 sqm)
Fireplace: desired but not mandatory
Music/stereo wall: ?
Balcony, roof terrace: no
Garage, carport: generous double garage with space for bicycles
Utility garden, greenhouse: yes, yes
Further wishes/special features/daily routine, preferably also reasons why this or that should not be:
- the entrance area MUST be separated from all living areas so that street dirt is not distributed in the apartment
- in the basement a combined guest/workroom, possibly even two rooms, guest bathroom, storage room
- showers should have no "moving parts" so that there is not a lot of cleaning effort after showering (water is very hard)


Personal price limit for the house, including equipment: approx. 400,000 euros
Preferred heating technology: gas heating with solar support

Hmm .. you can neither read the text nor is the graphic particularly clear.

So, just scan the site plan again with only the appropriate section, then it will also fit as a JPG. And please align it so that north is at the top of the plan. And please so that, for example, the numbers of the contour lines can be read.

Besides the building envelope dimensions, also indicate the side measurements of the plot sides.

Sometimes a photo of the plot also helps.

And then, have you already had a meeting with an architect? You don't have to come with a finished plan, but especially with a list of all the things you want.

Sigh, I cannot imagine why you are uploading the development plan for us.

The important items should have been evaluated by you, so if you want to build two stories, that should be allowed. Restrictions such as building windows, floor area ratio, etc. have been set by you.
Only the site plan of the ->Grundstück and your house planning are missing.
There are plenty of floor plans or house designs on the web, just take a look at Google or Pinterest.
All the house building companies also have all the data of their model houses online.

So, I have tried to implement your suggestions/requirements for the site plan. Our parcel is number 11, but it now has 548 sqm.

Dimensions of the property:
Northwest 20m / Southeast 22m / East 27m / West 26m

Yes, we have already had a conversation with the architect. But it was not very satisfactory. In the end, he only converted our hand sketch into a plan but did not really address our problems and wishes.
Since we were very disappointed, we turned to you here.

Don't worry, it's not about saving money on an architect (we don't have that anyway). Ideally, we hope for someone who has a floor plan quite similar to what we want. Otherwise, good advice



That's right. However, I usually don't like the following two things about them:
Very often the staircase or the guest WC is near the entrance. That is a no-go for us.
The floor plans we like are in such large houses that they wouldn't fit on our lot.

That's why we turn to experienced home builders

Confused Southeast and East?

Highest point then on the northeast side? How far does the terrain slope down to the southwest? Rather 50 cm or more like 150 cm? Also regarding the basement and wall heights, etc.

No.... Southeast for me is the short side to the public green area,
East is supposed to be the long side to parcels 26/27.
Instead of East, I think Northeast would be the better designation.



The highest point is at the southern tip below (approx. 439.0 m) and the lowest point is the northern tip above (approx. 436.5 m). That results in a slope of 2.5 m between these points.

Retaining walls are only permitted up to 0.3 m at the garage entrance. I am allowed to raise/lower the terrain from 0.5 m away from the property boundary up to a maximum of 1.0 m.

A cellar is therefore virtually mandatory.
On the northeast side of the building (towards parcels 26/27), the cellar is intended to house the office/guest room or the two office/guest rooms. "Normal" windows should be possible here because the terrain is deep enough and only a half cellar exists here.



No, that is not decided. On the contrary, we would like to do without a fence and visually include the green area as part of our property. We also maintain this part. Even though the area is public and anyone may enter, I hope that few people actually use it.
