personally I also find a double landing staircase great, I just wouldn't know how it fits without losing the window in the WC and the access to the garage.

I find the trapped guest room on the ground floor unacceptable. The poor guest has to tiptoe through the entire living room at night to go to the bathroom. Therefore, the entrance situation / guest bathroom / WC must definitely be changed so that the guest goes directly to the bathroom. I also find a separate WC and guest bathroom excessive and impractical (and it takes up space).
I will never understand why people plan their bedroom huge in the south and force the children into dark corners. Well, here the corners are pleasantly large, but still too dark due to their location, and the sun constantly blazes into your bedroom, where you would prefer it a bit cooler.
Instead of the huge bedroom, I would also prefer to allocate more square meters to the bathroom and possibly consider a children's bathroom.
I don't know the prices in Austria, but 450,000 for this size with somewhat upscale fittings (sauna!) seems very ambitious to me.

Thanks first of all for the feedback.
Our thoughts about the GZ were that it becomes a flexible room that adapts to the respective situations. From home office, creative corner, playroom and eventually a bedroom, in between sometimes a guest room. A direct access to the hallway would have advantages, but we did not want more hallway space...
Regarding the KZ in the west, I should probably still say that three plots towards the east have a busy street. Therefore, we placed all bedrooms on the western half of the house.
We will consider enlarging the bathroom in favor of our bedroom.
The WC on the ground floor is such a thing, I simply find a separate WC important. We have not yet found another solution including an exterior window.
