Hello everyone I want to build a house in about 1.5 years and am currently working on the floor plan. For the last 2 months I have been drawing the floor plan in a planning tool and I would like to ask you to evaluate my draft. Basically, I ask myself the following questions:
    [*]Due to the large number of roofs, maybe unnecessarily expensive? Could the floor plan still be optimized? [*]Room layout okay so far - but the study could also be upstairs [*]Is the entire layout possibly too complex for construction.
Development plan/restrictions 1700m2 Slope No Floor area ratio No Gross floor area ratio No Edge development No Number of floors 2 Roof style hip roof Style modern Orientation terrace facing south Orientation garage is north - i.e. the plan is rotated 90° Client requirements Basement, floors - basement + ground floor + upper floor open architecture modern construction open kitchen, kitchen island fireplace no balcony necessary garage House design Planning by: - Do-it-Yourself Special Practice with its own entrance is absolutely necessary and must be barrier-free on the ground floor. A fitness room with its own entrance hallway called "waiting room" – what should we imagine by that?

The garage is sized for two Smarts or Aygos?

The morning toilet has two parts: between peeing and brushing teeth, you walk through the hallway...

This raises the question of exactly where a two-month maturation process is supposed to be seen (?)

Hello, if dimensions were given, one could definitely say that quite a few things were planned too narrow. For example, dressing room, bedroom, corridor to the practice. The garage also seems too short to me, the counter in the kitchen is too narrow. As it is, it is only inferred. How many square meters should it be???

Thank you very much for the answers.

- The fitness room is a practice, previously a small waiting room for patients
- The garage is not 100% finished yet - but you are right, it is too tight
- I can handle the morning toilet situation - I’m already doing it that way ;-)
- The measurements are not 100% perfect yet, I have so far roughly dealt with the room layout. But well noticed, everything is still a bit too tight. The dressing room + utility room are to become larger.

Currently, according to the plan, it is about 185m2 - I actually did not want to build bigger. But I fear that will not be enough.

Where are you supposed to put a stool there?
The width of the hallway may be 120cm, with open doors it would be a slalom.

The lack of width is also present at the entrance to the apartment.



Isn't this unsatisfactory situation a reason to do better in a new own house???



I fear that too :)

A practice without a reception, and you wait standing between a coat rack and a bathroom door (???)

What kind of practice is it anyway?
