Hello everyone,

We are currently planning a new construction project in Bornhöved and would like to get your unfiltered opinion. Attached is the completed questionnaire.

What do you particularly like? Why? Gallery in the staircase which gives the hallway below more space and brightness. Tiled walk-in showers, no more cleaning windows
What do you not like? Why? Position of the chimney flue in the hallway downstairs

Why has the design turned out the way it is now?
A mix of many examples
What makes it particularly good or bad in your eyes?
Pleasant size of the utility room, garage and the rooms. We also like that there is always another room between the children’s rooms and the bedroom.

I find the orientation needs improvement, as the garage is located in the southeast and sunlight comes relatively late into the living area.

What is the most important/basic question about the floor plan summarized in 130 characters?
How can the floor plan be optimized regarding sun orientation and the placement of the chimney flue?

The picture of the property is oriented north, right? Then I already find the orientation of the house solved as well as possible. The sun is in the south at 12 or 1 o'clock and then shines almost directly into the windows, so you also have sunlight in the morning. Through windows on 2 sides, the sun then shines in until the evening. I don't quite understand the problem right now ;)

I see no problem now from the sunny side either. What immediately catches my eye are the three doors in the utility room. This causes it to lose some square meters of usable space and is apparently also supposed to serve as a passage to the hallway? The experienced reader knows what I think about using the utility room as a foyer for homeowners or delivery entrance. And then 20 sqm for a hallway is also very generous, considering that you don't want to use it as an entrance. The cloakroom corner will also not be enough. I would be interested in the dimension of the short living room wall. Possibly one should consider swapping the kitchen and living room. A missing window will not bother in the living room. One could also consider extending the house further south – after all, a yard with a depth of 6/7 meters should not be underestimated. The plot is big enough anyway. I consider 5 meters to be too little anyway. You can park a car well in front of the garage, but hardly anyone can walk around it, considering how long cars are nowadays. This also applies to the garage. It will not work the way you imagine.

The hallway is unfortunately very large but still offers little space for your wardrobe. For the utility room, I would make the door to the kitchen a sliding door. I would definitely enlarge the yard in front of the garage to at least 6 meters. Otherwise, either the back end of the car is on the street or the front is hanging in the garage door ;)

The hallway on the ground floor wastes too much space and in my opinion the guest bathroom is unnecessarily large. The chimney flue is such a topic, somehow it’s always in the way. Otherwise, I wouldn’t change anything regarding orientation and position within the building area. The garage distance to the street should be fine – that should be about 6 meters.

I find the design and orientation quite coherent overall. Many details can only really be assessed with knowledge of the living habits, others are a matter of taste. I believe the house will function well in practice if one is disciplined with jackets and shoes in the hallway.

What I like:

    [*]spacious children's rooms
    [*]distance from the master bedroom through the dressing room
    [*]entrance from the garage into the house
    [*]workshop at the end of the garage
    [*]a family bathroom on the upper floor instead of several and smaller rooms
    [*]enough space in the living/dining room to also place the dining table crosswise when many people are there.

Not ideal for my living preference would be:

    [*]little space and light in the kitchen
    [*]too much "traffic area" (hallway, corridor)

But I think it can be built just fine that way.
