Hello everyone,
I am planning the construction of a multi-family house with 5 residential units and 6 underground parking spaces, one of the units will be owner-occupied. The plot is very narrow and elongated (see site plan) and the optimal use of space has been made. On the 2nd upper floor, setback distances had to be partly observed, which led to recessed walls (see 3D view). The building is planned as KfW 40 with ETICS. Here, the roller shutter boxes can be pulled over the floor slab, allowing for larger windows. The shell height is planned at only 2.55 m due to the setback distance issue. The building permit has been submitted and will hopefully be granted soon.
A detailed planning of the floor plans by the architects has not yet taken place. I experimented with Visio myself (please excuse me;)).
The apartments W1, W3-W5 are intended for rental, the maisonette apartment W2 will be owner-occupied.
I wanted to get some input/suggestions from you on what you might do differently.

[*]non-stacked bathrooms (W2 - W5, W1 - W3/4). How can a ventilation shaft be planned here or should ventilation go directly through the exterior wall? Is one ventilation system sufficient for the entire apartment?
[*]I would forego the guest WC and instead install a shower and bathtub bathroom, is that sensible?
[*]I would like to move the kitchens to the window side (W1/3/4), which increases the length of the pipelines again.
[*]Is it allowed to place the heat pump facing the street? 1.5 m between house and curb (no sidewalk, BW).
[*]Would you recommend floor-to-ceiling windows? With fixed lower light?
