Floor plan design for a duplex, small plot, Bauhaus style

Dear forum,

we are starting a new attempt with a semi-detached house and have already purchased the suitable small plot of land for this purpose.
We have gone a bit deeper into the details with the architect during the variant planning for the building inquiry and would appreciate suggestions regarding the 2 planned variants.

Requirements of the builders

Style, roof shape, building type - Modern, flat roof, semi-detached house
Basement, floors - Basement / ground floor / 1st upper floor / penthouse
Number of people - currently 2
Open or closed architecture - open
Conservative or modern construction - modern
Open kitchen, kitchen island - A living kitchen with a freestanding kitchen island + L-shape
Number of dining seats - 6
Fireplace - Yes (possibly gas fireplace)
Music/stereo wall - Yes, at least 2 meters wide
Balcony, roof terrace - Penthouse with roof terrace
Garage, carport - Carport
Utility garden, greenhouse - Garden see floor plan

What is the most important/basic question about the floor plan summarized in 130 characters?

The semi-detached house will be built on a fairly small plot (540 square meters). Therefore, the possibilities are relatively limited. It was important for us to have a large living / dining and cooking area with the above-mentioned freestanding island, yet divided into respective "niches". Also, privacy from the neighboring house.
We are very satisfied with the designs so far.

However, I would like to position the kitchen island crosswise. For this, there is then somewhat less space on the left and right. Additionally, a rear kitchen line by the window facing the street side. This would then of course no longer be floor-to-ceiling but adjacent to the kitchen line.

Also, so far we have not freed a wall for TV etc.
We rather do not like devices standing in front of the window.

The following furniture should fit here:

An L-shaped kitchen + freestanding kitchen island (Currently we have an island kitchen with the following dimensions:
Rear kitchen line 3 meters wide / peninsula 2.10m x 1.17m
A dining table 2m x 1m
An L-shaped sofa 3m x 1.90m at the longest side
A lowboard for TV / sound system etc. approx. 2 meters wide

I look forward to any improvement suggestions and am already curious...

Currently only on the smartphone, so just the short question, why do you plan airspaces with limited space availability? Apparently, appearance is more important than usefulness. Absurd.

The action in the G-WC will be audible to everyone at the dining table. Exchange with storage room.

What does limited space mean? I find the house quite large enough for 2 adults. I also find the air space silly and would prefer more space especially in the attic. But that is a personal matter.

As with almost all new building plans, I find the hallway too narrow. I would have the front door open outwards. Unfortunately, this is no longer often planned in Germany these days, but it certainly has advantages.

When swapping with the storage room, I would consider whether it is practical to first go to the toilet, then put on a jacket, then go out — this would make the hallway uncomfortable.

It looks as if the dining area is almost just window space? That would be bad because the sun would always shine in your face, it would get warm quickly, you’d have to deal with spills, and there would be no wall space for furniture.

At first glance, a very nice design. I would feel comfortable there. I wouldn't change anything. If children are to move in, then leave out the mini air spaces - they look like laundry chutes at this size, and also somewhat silly. They have the disadvantage that sound and drafts travel to the floors. I am for the first one.

Hmm ... left half
Ground floor variant 1 and 2 ... why is the utility room on the ground floor when there is a basement?
Ground floor variant 2 ... dining area too narrow for a reasonably usable dining table .. that is less than 3 m

Attic in both variants ... where is space for clothes in the sleeping area = parents?

Why is there a minimal offset of the two halves in variant 2?
Where should bicycles etc. be stored?
For a decent approach to a TV wall, try swapping living/cooking.
