Hello everyone,

as we are now slowly but surely moving further towards our construction project, we have already received some drafts from 2 construction companies in the course of the first preliminary planning. Some initial ideas have also already been perfectly implemented here in the forum (thanks to Yvonne at this point).

Due to some dependencies, some initial ideas were discarded again, so we have now arrived at the following key data. You will find a first draft drawn below, in which we have now noticed a few points ourselves.

Development Plan/Restrictions

Size of the plot: 27m width and 29m depth
Slope: No
Building window, building line and boundary: 8m from the east
Edge development: in the north (the plan was deliberately created over the permitted 9m.)
Roof shape:hip roof 22 degrees (garage may vary slightly e.g. 18 degrees / no flat roof allowed) Style: urban villa
Orientation: street on the west, neighbors on the left and right, i.e. in the north and south, nice view of meadows to the east.
Other requirements: no flat roof garage allowed

Builders’ Requirements

Style, roof shape, building type: urban villa, classic white plaster, anthracite-colored roof
Basement, floors: 2 full floors without basement
Number of persons, age: 2-3 (4) persons aged 27 and 32 (at start of construction 1-year-old child, second planned)
Space requirements on ground floor, upper floor: approx. 85m² per floor planned
Office: family use or home office?: family use with small business (use approx. 3-4x/week)
Guest sleepers per year: 3-4x/year
Open or closed architecture: open living, kitchen, dining area desired
Conservative or modern construction: modern
Open kitchen, cooking island: yes
Fireplace: yes
Balcony, roof terrace: no
Garage, carport: double garage
Further wishes/special features/: house shape should be loosened up by introducing a stepping of the outer wall (purely cubic not desired).

House draft

Drafts: Several drafts have already been created during the preliminary planning. Also, a draft was created here in the forum based on first ideas and requirements. Nevertheless, due to some circumstances, they moved away from it, which now brings us to this first draft in a new form.
What do you particularly like?: the room division by the visible fireplace in the living/dining area. Suspension of the purely cubic house footprint by the stepping.
What do you not like?: In the current draft the kitchen seems a bit small in interaction with the dining area (marked blue). Therefore, the idea was considered to enlarge the house a bit on the east side or to remove the stepping to the south. In the latter case (too cubic), an enlargement towards the west was considered to break up the purely cubic shape. (marked red in the draft)
Price estimate according to architect/planner: turnkey offer from preliminary planning with the same modifications room m³ available. approx. 320k €
Building method:solid construction according to energy saving regulation with 36.5 stone T9, no KFW, trades awarded individually, planning by construction company, EL very well possible due to family/friend construction companies
Personal price limit for the house, incl. equipment: 350k €
Preferred heating technology: air heat pump with ventilation system with heat recovery

If you have to forego, which details/extensions
-can you do without:
170-180m² not necessary, can also be smaller then. Controlled residential ventilation is not a must, nor is the fireplace,
-can you not do without: double garage, 2 children's rooms, technical room with additional storage space / garage roofing

Why is the draft as it is now?

Due to many drafts as mentioned above, compromises have also been made with regard to room layout, e.g. platform staircase in the east for the view. Furthermore, the office/guest room was finally placed on the ground floor. As a compromise, the utility room is now an intermediate room without window, which is acceptable. Technical/other storage rooms e.g. chest freezer were relocated outside behind the garage.

Following wishes like e.g. ¼-turned staircase (was also deliberately placed this way considering room layout / dirt area is not considered a problem), visible fireplace as partition between living and dining, storage room for vacuum cleaner/other things on the upper floor, passage door from master bedroom to bathroom upstairs, master bedroom placed to the east for the view,

We particularly like the arrangement of the living, dining, kitchen area, naturally with the premise that it might still be a bit too small. Especially the blue marked area in the kitchen. Walls there approx. 3.6m x 2.8m which is quite tight.
What also still needs to be changed is the arrangement of the storage room on the upper floor, which should result from a change in the exterior walls. Currently it is too far inside the first children's room. (possibly lengthen downwards).

It is what it is :) Much has already been discussed. Therefore: Deepening the dining area does not bring you anything for the kitchen. There is now a cooking island of about 1.20 marked. Separation: simply push the perpendicular wall of the kitchen (left) and the office further to the left and you gain at least 50 cm more width in the kitchen. The stairs can be closed off at the bottom -> reasonable closet space for wardrobe and shoes. I find the west window in the living room too small, I would widen it. Greetings
