A mattress shouldn't be the problem, but the long sides of the bed! Real maneuvering skills are needed there... :D

Surely "turnkey"? Without painting and flooring? Then your planner's estimate is well made; if you mean more move-in ready, then the estimate is off.

So far we always talk with him about ready-to-occupy, so including floor and wall coverings. He says he can keep this amount.

Get it in writing that he will _reliably_ come up with EUR 430 thousand; internalize that he may exceed 20% - capped by current case law. I have been working between Düsseldorf and Cologne for 20 years - have a BU in Weilerswist and know the local prices very well. Rhineland greetings
