Are there suggestions to fix/improve the criticisms we mentioned (e.g. enlarge the kitchen in its current width (3.35m) / accommodate cloakroom / redesign hallway on UF/access to rooms better / use better)? Possibly a different staircase shape or position could optimize quite a bit?!

I would move away from the square floor plan and also abandon the symmetry even more consistently. The bathroom has a lot of dance space.

Just skimmed through…

    [*]Wardrobe (as you say) not available. Although you could set one up on the wall near the inward-opening WC door, it's not nice or spacious
    [*]The door to the kitchen is placed more than awkwardly
    [*]Table in the dining area is very limited
    [*]Upper floor: shift sqm from bathroom/hallway to bedroom/child's room
    [*]I would choose a different staircase
    [*]Storage spaces/rooms?

It definitely says so in the drawing: one driveway per property, grouped in pairs at the corner, and after 6m the building line follows. So between the street and the building line I do not see a parking space requirement being fulfilled.

Thank you very much for your questions, a few pieces of information on my part were still obviously missing.


We are actually not attached to the square floor plan and are ready to change it immediately if a few nice ideas invite us to do so.


We can also do without the door to the kitchen or will most likely do so.

The arrangement of the furniture, kitchen, and items are from the draftsman, as is the bathroom. So don’t necessarily take these as a reference, but I could have mentioned that in the initial post. A much larger table is planned for later as a dining table (initial ideas are around 1x2m, the family isn’t getting smaller, after all).

Which staircase would you choose? Would you also place it somewhere else?

We have also already thought about storage areas and are somewhat unhappy with them, precisely because there is a bit missing.


The dimensions of the plot are 18.5 m x 34 m.

The development plan says the following about the parking spaces:
"Parking spaces and garages are not permitted in building areas outside the building boundaries and building lines along the traffic areas. Parking spaces may exceptionally be permitted in general residential areas WA 1 outside the building boundaries along the traffic areas if the development is secured and landscaping concerns do not oppose it."

We will park the cars next to the house, on the side of the utility room.
