Development plan/restrictions
Plot size: 342 sqm (11 m x 31 m)
Plot ratio: -
Floor area ratio: -
Building window, building line and boundary: 80 sqm floor area (external dimensions)
Edge development: the first builders who submit a building application may decide house dimensions
Number of parking spaces: 2
Number of floors: 2 full floors, 1 attic, 1 basement
Roof type: gable roof
Style:
Orientation: kitchen northeast, living room southwest
Maximum heights/limits: wall height 6.75 m
Other requirements

Builders' requirements
Style, roof type, building type: semi-detached house, gable roof
Basement, floors: see above
Number of people, age: 2 adults, 2 children
Room requirements on ground floor, upper floor: room layout as desired in the floor plan
Open or closed architecture: open
Conservative or modern construction: modern
Open kitchen, cooking island: kitchen with island in the northeast
Number of dining seats: 6
Fireplace: yes, as indicated
Music/stereo wall: no
Balcony, roof terrace: yes, max. 16 sqm terrace and 8 sqm balcony according to the building plan
Garage, carport: no parking space
Utility garden, greenhouse: no
Other wishes/special features/daily routine, also reasons why this or that should not be: to the northeast there is a view of open fields, where there will certainly be no construction for the next 10-15 years and probably always free view will remain. We want to use this view and at the same time also stimulate the senses in the southwest, where the living room is currently located.

House design
Who created the plan:
- Planner of a construction company: no
- Architect: yes
- Do-it-yourself: yes
What do you particularly like? Why?
What do you not like? Why?: great that the room layout was done exactly according to our wishes. But the plan has just been adopted 1:1 and we would like to get opinions on whether what we have drawn is sensible at all.
Preferred heating technology: air heat pump

If you have to give up, on which details/extensions
- can you do without: width of the hallway
- cannot do without: bathroom on the ground floor, corner terrace + balcony

Why is the design the way it is now? For example
Standard design from the planner?: no, individual
Which wishes were implemented by the architect?
Room layout, corner terrace
What makes it particularly good or bad in your eyes? Good: wishes were taken into account. But: is there optimization regarding storage space? Are the bathrooms large enough?
Important to know: on the ground floor the pantry should still be on the left, but no wall. That means the kitchen is 460 cm wide and the pantry 120 cm. Bathroom on the upper floor in the northeast: here a separating wall for the utility room about 140 cm wide should also be planned.

Looking forward to your feedback!

You should build with a basement before the half-neighbor (and otherwise: coordinate the house profile at the adhesive edge), see [Goalkeeperthread] and the keyword [Unterfangung]. If I haven’t miscalculated, the boundary distance is 15 cm too small.

The big guessing game at the end of the year

Where is north, where is the kitchen? If we know that, west and the living room would also be clear.
However, I don't think the development plan prescribes the location of the kitchen.

Maybe just read what kind of information your post gives us:

Where on the left? Where is the kitchen? Where is the bathroom?
Maybe you should reflect again and first label the floor plans and then draw in furniture.
If you want to post them here, then please full-size images without your battery status.

We can’t read minds, but we can read between the lines and combine. But where there are three unknowns, they remain.
By the way, the parking spaces are easy to see.
